DISPOSITION: Citywide sells low-coverage site in Phoenix, AZ for $6.1M. Citywide Commercial Real Estate has brokered the sale of 4107 East Winslow Avenue in Phoenix, Arizona. The 1.89 acre property includes a 20,401 SF building. A Citywide team led by Nick DePaul represented the buyer in a 10-year sale leaseback deal with a 6.5% cap rate. Max Schumacher with Rein & Grossoehme represented the seller/tenant.
ACQUISITION: Friedman RE brokers sale of 7 acre IOS in Louisville, KY. Friedman Real Estate has facilitated the sale of 6709 Grade Lane in Louisville, Kentucky. The property features a 20,230 SF industrial building and is currently leased to Jack Cooper Transport. Derek DeLaura with Friedman represented both the buyer and the seller in the deal.
DISPOSITION: Matthews brokers sale of 4.85 acre IOS in Sikeston, MO. Matthews Real Estate Investment Services has brokered the sale of 19899 US-61 in Sikeston, Missouri. The property includes an 8,400 SF building. Matthews has also negotiated a brand-new 5-year NNN lease with 3% annual increases with the current tenant, Ryder. The Matthews deal team included Taylor Dintzner, John Stroud, and Erik Manarino.
LEASE SIGNED: Charles Hawkins leases 2.6 acre IOS in Nashville area. Charles Hawkins Co. has facilitated the lease of 250 Weakley Lane in Smyrna, Tennessee, a Nashville suburb. The property features a 5,343 SF truck service facility. The new tenant is United Rentals. The Charles Hawkins deal team included Kevin Irwin, Robert Stout, and McNeill Stout. Jack Armstrong with CBRE also assisted with the transaction.
TRUCK PARKING: Fleet Parking opens 5 acre facility in Parsippany, NJ. Fleet Parking Solutions has opened a new truck parking facility at 1100 Edwards Road in Parsippany-Troy Hills Township, New Jersey. Space is available to rent by stall or by acre. The Fleet team is led by Frank Mazzola.
