Corepoint sells Miami IOS

DISPOSITION: Corepoint sells 17 acre IOS in Miami to Outpost for $52.1M. Corepoint Real Estate has facilitated the sale of 3200 Northwest 67th Avenue in Miami, Florida. The buyer was Outpost, and the seller was Centerpoint, which acquired the property in 2020 for $29.5M. Marc Smouha and Jonathan Marti with Corepoint brokered the off-market transaction.

Catalyst buys FL IOS

DISPOSITION: Catalyst buys 13.5 acre IOS in West Palm Beach, FL. Catalyst Investment Partners has acquired 2269 Indian Road in West Palm Beach, Florida. The property features 5 service facility buildings totaling 38,990 SF. Brandon Johnson and Kyle Earley led the Catalyst deal team. Bruce Schoenbrun with Brightstone Realty Partners facilitated the transaction.

Alpine sells Houston IOS

DISPOSITION: Alpine Partners sells 12 acre IOS in Houston. Alpine Partners has facilitated the sale-leaseback of 13738 FM 529 in Houston, Texas. The property includes 30,000 SF of office-warehouse space. Dereck Perkins, Kyle Fischer, and Jonas Fertitta with Alpine Partners represented the seller, Pe Ben USA. Troup Rolland, Matt Cooper, and Carson Deer with Capital Real Estate Commercial represented the buyer, Capital Real Estate Investments.

CBRE sells DFW IOS

DISPOSITION: CBRE sells 7.93 acre IOS in Dallas-Fort Worth metro area. CBRE has facilitated the sale of 1301 East Wintergreen Road in Hutchins, Texas. The property features a 20,000 SF tilt-wall warehouse and was one of the first speculatively constructed IOS projects in Texas. The buyer was Industrial Outdoor Ventures. Elliott Dow, Jonathan Bryan, Ryan Thornton, Eliza Bachhuber, Nathan Wynne, and Emma Lentz with CBRE represented the seller, Provident Realty advisors, in the transaction.

KBC leases Houston IOS

LEASE SIGNED: KBC Advisors leases 3 acre IOS in Houston. KBC Advisors has facilitated the leasing of 6613 Gant Road in Houston, Texas. The low-coverage property features a 17,145 SF warehouse. John Ferruzzo, Sam Rayburn, Jack Ferruzzo, and Jim Autenreith with KBC represented the landlord, Everwood Real Estate Partners, in the transaction. Sam Pouns, Tamar Wartanian, and Deborah Van Der Heyden with Cushman & Wakefield represented the tenant.
