Morgan Stanley buys Inland Empire IOS

ACQUISITION: Morgan Stanley buys 26 acre IOS in Inland Empire for $91.7M. Morgan Stanley Investment Management has acquired 10650 Hemlock Avenue in Fontana, California. The property features an industrial facility totaling 91,644 SF and is leased to Oldcastle Infrastructure. The firm acquired the property through investment funds managed by Morgan Stanley Real Estate Investing. The Morgan Stanley deal team included Will Milam and Lauren Hochfelder.

Centurion buys OKC IOS

ACQUISITION: Centurion Realty buys 6.5 acre IOS in Oklahoma City for $2.2M. Centurion Realty LLC has acquired 3030 West Reno Avenue in Oklahoma City, Oklahoma. The seller was Big Tex Trailer World. Ben Knopf and Justin Horowitz with Cooper Horowitz arranged the financing for the transaction. The Centurion deal team was led by Saul Tawil and Nate Palmer.

Marcus & Millichap sells DFW IOS

DISPOSITION: Marcus & Millichap sells 19.56 acres with IOS in Fort Worth, TX. Marcus & Millichap has facilitated the sale of 13053 Gateway Alliance Drive in Fort Worth, Texas. The property features approximately 9 usable acres of IOS plus 5 buildings totaling 27,910 SF of warehouse and office space. Davis Cagle and Adam Abushagur with Marcus & Millichap represented the seller, North Texas Contracting Inc., in the transaction and secured the buyer, Trailspur Capital Partners, along with Cole Collins and Tyler Ranft, also of M&M.

Boyd sells Houston IOS

DISPOSITION: Boyd Commercial sells 4.55 acre IOS in Houston. Boyd Commercial has facilitated the sale of 6825 Wallisville Road in Houston, Texas. The property features a 17,000 SF dock-high building. Andrew Sowell and Beau Luther with Boyd Commercial represented the seller in the transaction. Blake Gibson with Colliers represented the buyer.

Colliers leases Houston IOS

LEASE SIGNED: Colliers leases 6 acre IOS in Houston. Colliers has facilitated the leasing of 15135 Jacintoport Boulevard in Houston, Texas. The property features 4 industrial and office buildings totaling roughly 41,000 SF. Judy Garza Beebe and Christopher Klein with Colliers represented the landlord in the transaction. Andrew McGuire and Mason Alsbrooks with Lee & Associates represented the tenant, Peace Global Logistics LLC.

CushWake closes Long Island refi

FINANCING: Cushman & Wakefield closes $5M refi for 2.1 acre IOS on Long Island. Cushman & Wakefield has successfully closed a $5M loan for a fully leased IOS property in Amityville, New York. Brian Anderson and Eddie Miro led the Cushman & Wakefield deal team.
