ACQUISITION: Steel Peak buys 5.04 AC IOS 2-pack in Phoenix area for $7.1M. Steel Peak has acquired 2 IOS properties in the Phoenix metro area. Aaron Gill led the Steel Peak deal team in both transactions. The new acquisitions are:

• 8079 West Olive Avenue in Peoria, Arizona — features an 8,113 SF office/shop building on 2.95 AC. Acquired for $4.15M.

• 2435 West Broadway Road in Phoenix — includes a 3,300 SF shop building plus a 3,286 SF covered canopy on 2.09 AC. Acquired for $2.95M.

ACQUISITION: Prescott brokers sale of 10 AC IOS in Toms River, NJ, for $7.25M. Prescott IOS has facilitated the sale of 2291 Massachusetts Avenue in Toms River, New Jersey. The property currently features a 96,400 SF warehouse building. The buyer, F.W. Webb Co., plans to redevelop the site with a smaller building and more IOS space. David Skinner and Vincent Cannistraro with Prescott represented F.W. Webb in the transaction. Timothy Cadigan with Avison Young represented the seller, CRISON III LLC.

ACQUISITION: Jadian IOS buys 5 AC ISF in Fort Worth, TX. Jadian IOS has acquired 2724 Prestige Road in Fort Worth, Texas. The property features an industrial service facility (ISF) with 3 buildings totaling 25,600 SF. The seller was Triten Real Estate, led by David Shipman, Kris Brolan, Quynh Hoang, and Charles Hall. The Jadian deal team included Danny Chapman, Alex Stahl, Kees t’Sas, Nick Harris, and Daniel Schuchinsky. Chris Wong with Partners and Witt Westbrook with JLL facilitated the transaction.

DISPOSITION: Kidder Mathews sells 1.73 AC IOS in Seattle metro for $2.95M. Kidder Mathews has facilitated the sale of 12125 Cyrus Way in Mukilteo, Washington. The low-coverage industrial property includes a 2,600 SF office and a 1,600 SF warehouse. James Leptich and Zach Vall-Spinosa with Kidder Mathews represented the seller in the transaction. Jack Crane and Jeff Crane with The Andover Co. represented the buyer.

ACQUISITION: Alterra IOS buys 1.8 AC IOS in San Antonio, TX. Alterra IOS has acquired 339 Seale Road in San Antonio, Texas. The property features 9,961 SF of industrial improvements. Bo Ricks, Gavin Weaver, and Liz Scott led the Alterra IOS deal team. Will Bost with Spur Commercial facilitated the transaction.

LEASE SIGNED: Basis CRE leases 1.4 AC IOS site in Phoenix metro. Basis Commercial Real Estate has facilitated the leasing of 6880-6868 West Orangewood Avenue in Glendale, Arizona. The property features a 6,320 SF warehouse with a 1 AC gated and secured yard. Nick DePaul and Preston Brimhall with Basis CRE co-listed the property with Jaime Hernandez Jr. of Citywide Commercial.
