DISPOSITION: CBRE sells 3.24 acre IOS portfolio in Las Vegas for $7.1M. CBRE has facilitated the sale of 4254 West Hacienda Avenue and 0 Wynn Road in Las Vegas, Nevada. The properties are currently 100% leased to 2 tenants. Lauren Willmore, Kyle Kirchmeier, Alex Stanisic, Dean Willmore, and Mike Willmore with CBRE’s Willmore Industrial Team represented both the buyer and the seller in the transaction.

ACQUISITION: Zenith IOS buys 2 industrial properties in Chicago area. Zenith IOS has acquired 2 low-coverage industrial properties totaling 9.95 acres in 2 separate transactions. Both assets are strategically located near major intermodal terminals and interstate highways. The Zenith deal team included Vinh Thai and Peter Cannon. Ikey Betesh with Meridian Capital Group, along with Frank Melchert and Stevan Arandjelovic with Cawley CRE, sourced the acquisitions for Zenith. The properties are:
9809 Industrial Drive in Bridgeview, Illinois — 49,000 SF on 4.95 acres
1400 Powis Road in West Chicago, Illinois — 67,500 SF on 5 acres

DISPOSITION: Panther Capital Group sells 2.82 acre IOS in Jacksonville, FL. Panther Capital Group has facilitated the sale of 5011 Vernon Road in Jacksonville, Florida. The low-coverage property features a 14,680 SF industrial facility. Talava Washington with Panther Capital Group represented the seller in the transaction.

LEASE SIGNED: Colliers leases 3.85 acre IOS in DC metro area. Colliers has facilitated the leasing of 3.85 acres of IOS at 9007 Dower House Road in Upper Marlboro, Maryland. The Colliers deal team included Brian Siegel, Jason Sullivan, Brian Watts, Tom Gentner, and Melissa Parrish.

PEOPLE MOVES: Partner Valuation Advisors welcomes Executive VP, Chicago. Partner Valuation Advisors has announced the addition of Vytas Norusis, to the team. Vytas, who has more than 10 years of experience in industrial valuation with a focus on IOS, will serve as Executive Vice President, based in Chicago. He will also serve as the National Lead for the company’s IOS Practice Group. His previous experience includes roles at Colliers — where he appraised more than 10 national IOS portfolios in the past year alone — and CBRE. “Vytas is one of the most experienced valuation professionals in the country,” Partner Valuation Advisors Managing Director Joseph Miller said. “His track record, relationships, and insights will be instrumental as we launch our dedicated IOS practice group to serve institutional clients nationwide.”
