NEWS ROUNDUP

ACQUISITION: J.P. Morgan/Realterm JV buys 74.2 acre national IOS portfolio. A joint venture between institutional investors advised by J.P. Morgan Asset Management and Realterm has acquired a 7-property IOS portfolio totaling 312,357 SF across 74.2 acres. The properties, which are currently fully leased, are located in Atlanta; Phoenix; Laredo and El Paso, Texas; Wichita, Kansas; Central Pennsylvania; and California’s Inland Empire. The Realterm deal team included Stephen Panos and Joe Noon. The J.P. Morgan deal team included Josh Myerberg. Brian Fiumara and Zach Graham with CBRE represented the seller, EQT Real Estate, in the transaction.

ACQUISITION: CBRE facilitates sale of 4.8 acre IOS in NYC area for $6.9M. CBRE has facilitated the sale of 173 Amboy Road in Morganville, New Jersey. The property features a 21,000 SF industrial building. Liam McGregor, Mark Silverman, Brian Fiumara, and Elli Klapper with CBRE represented the buyer, Genesis, in the off-market transaction.

ACQUISITION: JLL brokers sale of 7.13 acre IOS in Tampa, FL to Jadian IOS. JLL has facilitated the sale of 8419 Sabal Industrial Boulevard in Tampa, Florida, to Jadian IOS. The low-coverage property includes a 72,612 SF manufacturing facility and is currently leased to Phillips Manufacturing Co. The JLL deal team included Harrison Pithers, Olivia Brock, John Dunphy, Peter Cecora, and Lindsey Harris. Alex Stahl and Daniel Schuchinsky led the Jadian deal team. in the off-market transaction.

ACQUISITION: National IOS affiliate buys 6 acre IOS in DFW metro area. National IOS affiliate Freestone IOS has acquired Brookside Truck Parking, located at 1323 Brookside Drive in Glenn Heights, Texas. The property includes an 8,000 SF service facility and is currently leased to a single-location truck parking operator. Chris Adams with Northmarq facilitated the transaction.

DISPOSITION: Finem Group sells 1.6 acre IOS in Augusta, GA. The Finem Group at Meybohm Commercial has facilitated the sale of 1242 Nowell Drive in Augusta, Georgia. The low-coverage property features a 22,000 SF industrial facility that is newly leased to United Rentals. Along with securing the tenant, John Eckley with Finem Group represented the seller. Lee Steed with Lee & Associates Atlanta represented the buyer, Center Capital Partners LLC. Ben Miller, Jack McNamee, and Jeremy Cohen led the Center Capital Partners deal team.

LEASE SIGNED: CBRE leases warehouse with IOS in Boise, ID metro area. CBRE has facilitated the leasing of 15861 McDermott Road in Nampa, Idaho. The property features a 340,848 SF Class A industrial building plus 5 acres of IOS space. Jake Miller, Harry Sawyer, and Scott Ketlinski with CBRE represented the landlord, AT Industrial Co., in the transaction. Charlotte Elstob and Brandon Rawlins with JLL represented the tenant, DHL.
