H.I.G. expands IOS portfolio

ACQUISITION: H.I.G. Realty Partners buys 20 IOS properties in 2025. H.I.G. Realty Partners has acquired 20 IOS properties in 2025, expanding its portfolio to 79 sites across 20 states with 98% occupancy. Since launching its IOS platform in 2022, the firm has driven strong income growth through re-leasing and capitalizing on limited supply and high tenant demand. H.I.G. plans to continue acquiring off-market assets as zoning restrictions fuel further cash flow growth and portfolio expansion. H.I.G.’s leadership team includes Sami Mnaymneh, Tony Tamer, Rick Rosen, and Brian Schwartz.

DB2RE sells DFW IOS sites

DISPOSITION: DB2RE sells 2 IOS properties in Dallas-Fort Worth area. Davidson Bogel Real Estate (DB2RE) has facilitated the sales of 2 assets in the Dallas-Fort Worth Metroplex. Philip Cherrick and David Guinn led the DB2RE deal team. The properties are:

  • 9090 Forney Road in Dallas, Texas — 2.6 acres with a 4,000 SF industrial building

  • 10111 Harmon Road in Fort Worth, Texas — 2 acres with a 7,000 SF warehouse

Cresa sells Houtson IOS

DISPOSITION: Cresa sells 10 acre IOS in Houston metro area. Cresa Houston has facilitated the sale of 4300 Mandale Road in Alvin, Texas. The property includes 10,000 SF of combined office and warehouse space. Brandon Wuntch and Drew Altmann led the Cresa deal team.

Open Industrial buys NC IOS

ACQUISITION: Open Industrial buys 3.1 acre IOS in Raleigh, NC metro area. Open Industrial acquired 526 Three Sisters Road in Knightdale, North Carolina. The property features 2 buildings totaling 7,900 SF. Elmo Alexander, Matt Potolicchio, and Chad Pitts led the Open Industrial deal team. Justin Booth and Austin Jackson with JLL are currently marketing the property for lease.

Rock Commercial leases PA IOS

LEASE SIGNED: ROCK Commercial leases trailer parking in Central PA. ROCK Commercial Real Estate has facilitated the leasing of 26 trailer parking spaces at 125 Frock Drive in New Oxford, Pennsylvania. A 17,891 SF warehouse, as well as garage and additional trailer storage space remains available for lease at the site. Jason Turnbull and Damian Reed with Rock Commercial Real Estate represented the landlord in the transaction.

MacKenzie develops Baltimore IOS

DEVELOPMENT: MacKenzie repositions 2 acre IOS in Baltimore. MacKenzie Contracting Co., an affiliate of MacKenzie Commercial Real Estate Services, has completed the repositioning and redevelopment of 6608 Fort Smallwood Road in Curtis Bay, Maryland. MacKenzie brokered the sale of the property to Legacy Capital Ventures earlier this year. MacKenzie Contracting removed several temporary structures on the site to make more room for IOS space and renovated the existing 7,000 SF warehouse. The site is currently leased to National Trench Safety. Marty Copsey led the MacKenzie construction team. Anthony Rich led the Legacy Capital Ventures deal team.
