Catalyst buys MD IOS

ACQUISITION: Catalyst buys 3.14 acre IOS in Baltimore, MD. Catalyst Investment Partners has acquired 920 Brunswick Street in Baltimore, Maryland. The property features nearly 18,000 SF of warehouse and office space. The current tenant, Ryder Truck Rental, will remain in place until the end of 2024. Andrew Meeder, Matthew Curran, and Dan Hudak with MacKenzie Commercial RE Services represented Catalyst in the deal.

Stonemont buys GA IOS

ACQUISITION: Stonemont buys 2.85 acre IOS in Stockbridge, GA. Stonemont Financial Group has acquired 43 Bellamy Court in Stockbridge, Georgia, part of the Atlanta metro area. The property features a 4,422 SF industrial service facility (ISF). The Stonemont deal team included Thomas Howard, Ken Lankford, and John Spangler. Will Geraghty with Wilson, Hull & Neil represented the seller, Tartan Holdings.

Alterra buys IL IOS

ACQUISITION: Alterra buys 3 Chicagoland IOS properties. An Alterra IOS deal team led by Mark Gannon has acquired 3 IOS sites for a total of 14 usable acres. The properties are:

  • 2201 East Higgins Road in Elk Grove — 35,000 SF on 4.8 acres

  • 22634 South Frontage Road East in Minooka — 36,000 SF on 4.4 acres

  • 300 West Chicago Avenue in East Chicago — 34,000 SF on 4.9 acres

Kidder Mathews leases CA IOS

LEASE SIGNED: Kidder Mathews leases 5.85 acre IOS in San Diego, CA. Kidder Mathews has facilitated the leasing of 2660 Cactus Road in San Diego, California. The property includes roughly 29,000 SF of existing buildings. The Kidder Mathews deal team included James Duncan and Mickey Morera. Mat Skogebo and Rusty Williams with Lee & Associates brought the tenant to the deal.

FUNDING: Maryland pension fund approves $100M for JP Morgan/Zenith JV. The Maryland State Retirement and Pension System (SRPS) has approved a $100 million co-investment in an IOS joint venture (JV) from JP Morgan Asset Management and Zenith IOS. The $700 million JV will target infill sites across the country for investments ranging from $5-$20 million.

PEOPLE MOVES: Timber Hill hires CFO and Managing Director of Acquisitions. Congratulations to Timber Hill’s new Chief Financial Officer, Sofia Michis, and Managing Director of Acquisitions, Dave Tombers. Michis recently served as CFO of Sitex Group, while Tombers comes to Timber Hill from Iconic Equities, where he served as Head of Acquisitions.
