CanTex sells IOS portfolio

DISPOSITION: CanTex Capital sells 44 acre IOS portfolio in DFW Metroplex. CanTex Capital has sold an 8 building, 44 acre IOS portfolio to Stockbridge Capital Group. The portfolio includes properties in the Brookhollow/Trinity, Garland, Great Southwest, and Central and East Fort Worth submarkets. Eastdil Secured advised CanTex on the transaction. Romy Cheema and Sam Cheema lead the CanTex team.

Partners sells TX IOS

DISPOSITION: Partners sells 44.6 acre IOS in Houston metro area. Partners Real Estate has facilitated the sale of 29315 Highway Boulevard in Katy, Texas. The property features a 50,532 SF industrial building. The buyer was Timber Hill Group. Hunter Stockard and Wyatt Huff with Partners represented the seller, BioUrja, in the transaction.

Alterra buys FL IOS

ACQUISITION: Alterra IOS buys property with IOS in Fort Myers, FL. Alterra IOS has acquired 3769-3777 Ironbridge Boulevard in Fort Myers, Florida. The low-coverage property features 19,600 SF of building improvements on 1.8 usable acres. Chris White led the Alterra IOS deal team. Alessandra Bianchi with ONE Commercial Real Estate facilitated the transaction.

Bridge Commercial leases SC IOS

LEASE SIGNED: Bridge Commercial leases 4.02 acre IOS in Charleston area. Bridge Commercial has facilitated the leasing of 2830 Rivers Avenue in North Charleston, South Carolina. The property includes a 9,850 SF industrial building. Alex Shields with Bridge Commercial represented the landlord, Alterra IOS, in the transaction.

BEB originates SLC IOS loan

FUNDING: BEB originates $5.75M acquisition loan for 3.77 acre IOS in SLC. BEB Credit Opportunity Fund I LP has originated a loan for the acquisition of 1876 Fortune Road in Salt Lake City, Utah. The property features 2 warehouse buildings totaling 31,460 SF. The financing will support both the acquisition and planned capital improvements. Sean Silverbrook led the BEB deal team.
