DISPOSITION: Commercial Properties sells warehouse with IOS for $8.2M. Commercial Properties has facilitated the sale of 4475 North 43rd Avenue in Phoenix, Arizona. The low-coverage property features a 48,000 SF building on 4.81 acres that is currently leased to FedEx. The buyer was Realterm, and the seller was Phoenix Group Partnership LLC. Jeff Hays and Samuel Rutledge led the Commercial Properties deal team. The Realterm deal team was led by Brendan Coleman.

DISPOSITION: ADEPT CRE sells 2 IOS properties in Oklahoma City for $6.2M. ADEPT Commercial Real Estate has facilitated the sale of 2 properties with IOS in Oklahoma City, Oklahoma. Cody Beat led the ADEPT CRE deal team. Anthony Dobey and Kimberly Price with Chicago Title of Oklahoma assisted in the separate transactions. The properties are:
3021 Northeast 50th Street — 17,694 SF on 5.62 acres
4820 Southwest 20th Street — 22,630 SF on 5.31 acres

ACQUISITION: Bricktop Capital buys 4.66 IOS in San Antonio, TX. Bricktop Capital has acquired 10130 Jones Maltsberger Road in San Antonio, Texas. The low-coverage property includes 55,000 SF of warehouse and office space and is located adjacent to San Antonio Intl. Airport. Mack Prioleau and Graeme Weaver led the Bricktop deal team. Reid Halverson with Newmark facilitated the off-market transaction. C. Lee Jordan with Cavender & Hill Properties is currently marketing the property for lease.

ACQUISITION: Alluvion Partners buys 1.23 acre IOS in Kansas City metro area. Alluvion Partners has acquired 8235 Monticello Terrace in Shawnee, Kansas. The property features a 7,565 SF warehouse and is currently leased to NPL Construction Co., a subsidiary of Centuri Holdings. Dean Taylor led the Alluvion Partners deal team. Spencer Horwitz with Klamen Commercial Advisors facilitated the transaction.

LEASE SIGNED: Legend Commercial leases 2.18 acre IOS in Salt Lake City. Legend Commercial has facilitated the leasing of 1208 North Beck Street in Salt Lake City, Utah. Skyler Peterson, Tre Bourdeaux, and Parker Taggart with Legend Commercial represented both the landlord and the tenant in the transaction.
