SRS sells Arizona IOS

DISPOSITION: SRS sells 3.92 acre IOS in Prescott Valley, AZ for $7.7M. SRS Capital Markets has facilitated the sale of 3600 North Glassford Hill Road in Prescott Valley, Arizona. The low-coverage property features an industrial building totaling 38,098 SF formerly leased to Builders FirstSource. Dave Faris with SRS represented the seller in the transaction.

Jadian buys Las Vegas IOS

ACQUISITION: Jadian IOS buys 3.4 acre IOS in Las Vegas for $5.5M. Jadian IOS has acquired 2861 Losee Road in Las Vegas, Nevada. The property includes 4,400 SF of indoor industrial space. Kees t’Sas and Zachary Friedman led the Jadian deal team. Michael Schoenbrun with Clearwood Capital facilitated the transaction.

Sands sells ID IOS

DISPOSITION: Sands sells 3.83 acre IOS in Boise, ID area for $5.2M. Sands Investment Group has facilitated the sale of 1209 3rd Avenue North in Nampa, Idaho. The low-coverage property includes several buildings totaling 13,193 SF and is currently leased to Western Waterworks. Austin Marsh and Max Freedman with Sands and Scott Reid with ParaSell represented the seller in the transaction.

Outpost buys Inland Empire IOS

ACQUISITION: Outpost buys 19.6 acre IOS in the Inland Empire of CA. Outpost has acquired 517 South Benson Avenue in Ontario, California. The property features 9.7 acres of paved concrete and 9.9 acres of crushed aggregate yard space, as well as 11 canopy structures totaling 25,000 SF and 4 buildings totaling 24,000 SF. The Outpost deal team included Nick Rini, Chenying Zhao, and Robert Brandt.

Kidder Mathews leases Seattle IOS

LEASE SIGNED: Kidder Mathews leases 3 acre IOS in Seattle. Kidder Mathews has facilitated the leasing of 3 acres at 8249 5th Avenue South in Seattle, Washington. The property is owned by CenterPoint Properties. The CenterPoint deal team included Weston Payne, Greg Stumm, and Evan Lippow. Chris Corr and Matt Murray with Kidder Mathews represented CenterPoint in the transaction.

CBRE leases Chattanooga IOS

LEASE SIGNED: CBRE subleases 2.5 acre IOS in Chattanooga metro area. CBRE has facilitated the subleasing of 2.5 acres of IOS at 7724 Battlefield Parkway in Ringgold, Georgia. In 2024, the firm represented the subtenant in the leasing of another 5 acres plus a 9,000 SF building at the property. Barrett Kibble with CBRE represented the primary tenant in the transaction.
