NEWS ROUNDUP

DISPOSITION: ATLAS sells 8.26 acre IOS in Phoenix metro area for $7.5M. ATLAS has sold 455 East Baseline Road in Gilbert, Arizona. The property includes a 35,767 industrial building. Chris McClurg, Ken McQueen, Blake Peters, and Jack Sims with Lee & Associates Arizona represented ATLAS in the transaction. Tanner Ferrandi, Cooper Fratt, and John Werstler with CBRE represented the buyer.

ACQUISITION: Triten buys 2 IOS properties in Dallas-Fort Worth Metroplex. Triten Real Estate Partners has acquired 2 IOS properties in the DFW area. The properties are:
2151 Manana Drive in Dallas — 3.83 acres with a 9,400 SF industrial building. David Guinn with Davidson Bogel Real Estate, Riley Maxwell with Cushman & Wakefield, and Carter Thurmond with Endeavor Real Estate Group facilitated the transaction and secured a lease prior to closing.
3025 Hardrock Road in Grand Prairie — 3.35 acres with a 13,000 SF tilt-wall building. Riley Maxwell, John Brewer, and Jack Brewer are currently marketing the property for lease.

ACQUISITION: Industrial Outdoor Ventures buys 10.1 acre IOS in Denver. Industrial Outdoor Ventures (IOV) has acquired 5871 Broadway Street in Denver, Colorado. The property features a 46,000 SF truck terminal with 91 loading positions. The IOV deal team was led by Eric Johnson and Benjamin Backer. Jon Dandurand with Burr & Temkin represented both IOV and the seller in the transaction and is currently marketing the property for lease.

DISPOSITION: Matthews sells 1.2 acre IOS in Atlanta metro area. Matthews Real Estate Investment Services has facilitated the sale of 2725 Northgate Court in Cumming, Georgia, in an off-market transaction. Thomas Wilkinson and Harrison Auerbach led the Matthews deal team.

LEASE SIGNED: Hughes CRE leases warehouse with IOS in Atlanta. Hughes Commercial Real Estate has facilitated the leasing of 3735 Atlanta Industrial Parkway in Atlanta, Georgia. The property features a 92,000 SF industrial building with 2 acres of IOS. Cade McDonald and Mason Marsteller with Hughes CRE negotiated a long-term lease with an option to purchase for their client, Sto Corp., from Raulet Property Parters. John Raulet, Paul Raulet, and Tyler Edgarton led the Raulet deal team.
READ: Rexford Industrial’s Q3 results. “The company’s improved land and industrial outdoor storage (IOS) sites, totaling approximately 8.4 million square feet or 191.9 acres, were 97.8% leased as of September 30, 2025.”
