ACQUISITION: Ambient buys IOS portfolio in northern NJ for $156.3M. Ambient Capital Partners has acquired 310 Manor Avenue, 505 Manor Avenue, 401 Supor Avenue, and 500 Supor Avenue in Harrison, New Jersey, along with 129 Sanford Avenue and 433 Bergen Avenue in Kearny, New Jersey. The 6 property portfolio totals 48.7 acres. Ambient was represented by Scott Perkins, Christopher Todd, and William Ericksen with NAI James E. Hanson.
ACQUISITION: Panther sells 18.25 acre IOS in Fruitland Park, FL for $4.25M. Panther Capital Group has facilitated the sale of 3010 American Lane in Fruitland Park, Florida. The property features 34,500 SF of industrial building space. Panther was the only broker in the transaction. The Panther deal team was led by Guillermo De Nicolas.
DISPOSITION: Northmarq brokers sale leaseback of 10 acres in Alamo, TX. Northmarq has facilitated the sale of 1330 North Tower Road in Alamo, Texas. The property features 2 industrial buildings totaling 17,332 SF, along with storage canopies, a wash rack, and a 3-bedroom house. Greg Paparis, Anthony Cohen, and Brett Butler represented the seller, Aleman Trucking, which is leasing back the property under a long-term absolute NNN lease. The buyer was a REIT.
ACQUISITION: Catalyst buys 3 acre IOS in South Jersey for $2.4M. Catalyst Investment Partners has acquired 1490 Glen Avenue in Moorestown, New Jersey, a suburb of Philadelphia. The property features a 4,900 SF industrial service facility with 4 drive-through doors. The Catalyst deal team was led by Patrick Mullen and Connor Brophy.
LEASE SIGNED: CBRE leases 4 acre IOS in Tulsa, OK. CBRE has facilitated the lease of 3744 South Jackson Avenue in Tulsa, Oklahoma. The property features a 7,680 SF warehouse plus a 1,048 SF mezzanine. The CBRE deal team included David Glasgow, Alex Powell, and Kurt Giller.
FINANCING: Cushman & Wakefield close $43.1M IOS acquisition loan. Cushman & Wakefield’s Debt Capital Markets Team has closed on an acquisition loan for Transport Properties. The funding will go toward Transport’s acquisition of a 12 asset, 80.1 acre IOS portfolio. The C&W deal team included Gideon Gil, Jeff Altenau, Zach Yarnoff, and Sebastian Sanchez. The Transport Properties deal team is led by Tim McCahill.
