LAUNCH: Newmark launches IOS specialty practice. Newmark has launched a dedicated industrial outdoor storage practice, bringing together specialists across North America to handle leasing, tenant and landlord representation, investment sales, financing, M&A, and sale-leasebacks. The new group formalizes the firm’s growing IOS business and is led by Adam Petrillo, Jerry Hopkins, Reid Halverson, Steve Korfiatis, Mike Viehmann, and Cam Warren.

ACQUISITION: Bridge Logistics Properties buys 21.3 AC IOS in Los Angeles metro. Bridge Logistics Properties (BLP) has acquired 12903 Lakeland Road in Santa Fe Springs, California. The property features a 114,000 SF cross-dock terminal facility. Jace Gan and Clyde Stauff with Colliers facilitated the transaction.

DISPOSITION: Marcus & Millichap sells 4.87 AC IOS in Greater Hartford, CT, area. The Doherty Houston Industrial Group at Marcus & Millichap has facilitated the sale of 487, 391, and 395 Ella Grasso Turnpike and 3 Industrial Road in Windsor Locks, Connecticut. The property features several industrial buildings totaling 23,055 SF and is currently leased to BrightView Landscapes. Charlie Anderson, David Houston, Charlie Anderson, and Sharon Monagas led the Doherty Houston Industrial Group deal team.

DISPOSITION: JLL sells 2.63 AC IOS in Pawtucket, RI. JLL has facilitated the sale of 101 Concord Street in Pawtucket, Rhode Island. The property features a 25,600 SF industrial building. The buyer was Catalyst Investment Partners, led by Matthew Heaney. The JLL deal team included David Coffman, Michael Restivo, Tommy Hovey, and Alison Howard.

LEASE SIGNED: Davidson Bogel leases 35 AC IOS in Dallas-Fort Worth area. Davidson Bogel (DB2RE) has facilitated the leasing of 4226 East Main Street in Grand Prairie, Texas. The property includes a 1,000 SF truck terminal building. David Guinn and Martin Grossman with DB2RE and Jon Dandurand with Burr & Temkin represented the landlord, IG Logistics, in the transaction. The tenants are 2 Fortune 100 logistics companies.

LEASE SIGNED: Commercial Properties Inc. leases 6.17 AC IOS in Phoenix metro. Commercial Properties Inc. (CPIAZ) has facilitated the leasing of 597-599 South Litchfield Road in Goodyear, Arizona. The property features 17,043 SF of office/warehouse space. The landlord is P&B Holdings LLC, while the new tenant is Englund Equipment Co. Jeff Hays and Samuel Rutledge led the CPIAZ deal team.
