FINANCING: Cooper Horowitz arranges $100M refi loan for IOS portfolio. Cooper Horowitz has sourced a $100M refinancing loan for an IOS portfolio owned by Triten Real Estate Partners and TPG Angelo Gordon. The portfolio includes 19 IOS assets located in California, Florida, Georgia, Maryland, Missouri, Pennsylvania, and Texas. Truist Bank provided the loan. The Cooper Horowitz team included Justin Horowitz, Ben Knopf, Joshua Tropper, and Richard Horowitz. The Triten deal team was led by Zach Dobin, while Matt Lazar led the TPG Angelo Gordon team.

DISPOSITION: Coldwell Banker sells 5 acre IOS in Seattle metro for $10.67M. Coldwell Banker Commercial has facilitated the sale of 5450 and 5490 A Street Southeast in Auburn, Washington. The property features 18,360 SF of industrial building improvements. Bob Fredrickson with Coldwell Banker Commercial Danforth represented the seller, Lakeridge Paving Co. LLC, in the transaction. The buyer was Lift Partners, led by Michael Murray and Jake Keller.

DISPOSITION: McWhirter sells 2.85 acre IOS in Atlanta metro area for $3.365M. McWhirter Realty Partners has facilitated the sale of 2954 Mechanicsville Road in Peachtree Corners, Georgia. The low-coverage property features an 11,000 SF industrial building. The buyer was Botany Bay Investments, led by David Yankey. Peyton McWhirter led the McWhirter deal team.

DISPOSITION: Ironhorn sells 5 acre IOS in Albany, NY area for $3.2M. An affiliate of Ironhorn Enterprises has sold 1200 US-9 in Schodack, New York, in a 1031 exchange deal. The low-coverage property features a 14,000 SF warehouse and is currently tenanted by Herc Rentals. The buyer was an LLC linked to Hempel Real Estate, led by Bill Katter.

ACQUISITION: Alterra buys 5 acre IOS in Nashville metro area. Alterra IOS has acquired 540 Collins Park Drive in Antioch, Tennessee. The property includes 15,000 SF of building improvements and is currently fully leased to a national tenant. Parker Pearson led the Alterra deal team. Bradley Worthington and Griffin Farriss with Stream Realty Partners facilitated the transaction.
PEOPLE MOVES: B&D Holdings names new Vice President of Acquisitions. Mike Burney has joined the B&D Holdings team as Vice President of Acquisitions. In the role, Mike will be leading the company’s acquisition efforts and opening a Texas office. Mike’s previous experience includes positions at Transport Properties, DryPort Capital, Mighty Equities, and Stonelake Capital Partners.
