DISPOSITION: Axiom sells 2.92 acre IOS in Fort Lauderdale, FL for $7.2M. Axiom Capital Advisors has facilitated the sale of 1800 Northwest 22nd Street in Fort Lauderdale, Florida. The low-coverage property features I-95 frontage and several industrial buildings totaling 25,000 SF. Noah Ohayon and Jose Sasson with Axiom Capital Advisors represented both the buyer and the seller in the transaction.

ACQUISITION: Steel Peak buys 2.42 acre IOS in Seattle for $5.75M. Steel Peak has acquired 515 South 96th Street in Seattle, Washington. The property features a 3,600 SF maintenance shop. Blake Rodgers, Pasha Johnson, and Spencer Mikles led the Steel Peak deal team. Evan Lugar and Thad Mallory with Newmark represented both Steel Peak and the seller in the transaction.

ACQUISITION: Open Industrial and IOS Southwest buy 4.93 acre IOS in Phoenix. Open Industrial and JV partner IOS Southwest have acquired 1856 East Deer Valley Drive in Phoenix, Arizona. The low-coverage property includes several buildings totaling more than 15,000 SF. The Open Industrial deal team was led by Matt Potolicchio and Chad Pitts. IOS Southwest was led by David Kinney and Duff Hearon. Justin Horowitz, Ben Knopf, and Joshua Tropper with Cooper Horowitz arranged the financing. John Stroud with Matthews facilitated the transaction. Max Schumacher, Patrick Sheehan, and Jack Hansen with Rein & Grossoehme are currently marketing the property for lease.

DISPOSITION: K2 Real Estate Capital & Bear Development sell 9 acre IOS in SC. K2 Real Estate Capital and Bear Development have sold 10 Hudson Drive in Spartanburg, South Carolina. The property features a 12,000 SF maintenance shop. Robert Kaplain and Mitchell Kaplain led the K2 deal team. Jordan Skellie with Lee & Associates Greenville/Spartanburg represented the buyer, Republic Services.

ACQUISITION: Outpost buys 7.1 acre IOS in Clifton, NJ. Outpost has acquired 90 Kingsland Avenue in Clifton, New Jersey. This is the company’s first truck terminal acquisition in the Northeast and features a 9,667 SF repair/maintenance facility. The Outpost deal team included Chenying Zhao, Tres Teschke, Josh Neill, and Clayton Knavel.

FINANCING: BEB originates $10M acquisition loan for 16 acre IOS in Cranbury, NJ. BEB Credit Opportunity Fund II LP has originated a $10,074,308 loan for the acquisition of 22 Brick Yard Road in Cranbury, New Jersey. The property features 2 warehouses totaling 23,265 SF. The financing will support both the acquisition and leasing costs to re-tenant the property after the short-term sale-leaseback period ends. Sean Silverbrook led the BEB deal team.
