DISPOSITION: SRS Capital Markets sells 40 AC distribution facility with IOS in Winter Haven, FL, for $133M. SRS Capital Markets has facilitated the sale of 400 Winter Haven Boulevard in Winter Haven, Florida. The property features a 685,000 SF Sherwin-Williams distribution center on nearly 40 AC. The acquisition was made by a 1031 exchange buyer. John Redfield with SRS represented the seller in the transaction. Matthew Mousavi and Patrick Luther, also with SRS, represented the buyer.

ACQUISITION: Sagard buys 2.84 AC IOS in San Francisco Bay Area. Sagard Real Estate, in partnership with La Caisse, has acquired 6691 Clark Avenue in Newark, California. The property features a 22,100 SF industrial building and is fully leased. Tom Stover led the Sagard deal team in the transaction.

DISPOSITION: Corepoint sells 1.95 AC IOS in Richmond, VA. Corepoint Real Estate has facilitated the sale of 3203 Commerce Road in Richmond, Virginia. The low-coverage property features a 21,062 SF industrial building. Martin Cohen and Marc Smouha led the Corepoint deal team in the transaction.

ACQUISITION: Thematic Capital Group buys 1.04 AC IOS in Vero Beach, FL, for $2.05M. Thematic Capital Group (TCG) has acquired 6040 Old Dixie Highway in Vero Beach, Florida. The property features a 15,00 SF industrial building and is fully leased to QXO Inc. Benji Howard led the TCG deal team, which was represented by Gregory Carett with Smith-CRE.

LEASE SIGNED: Cushman & Wakefield leases 2.6 AC IOS in South Plainfield, NJ. The Industrial RE Advisors team at Cushman & Wakefield has facilitated the leasing of 4700 South Clinton Avenue in South Plainfield, New Jersey. The property features a 6,073 SF industrial building. The CushWake deal team included TJ Calderone, Michael Ugarte, Bill Waxman, Mindy Lissner, David Gheriani, Jeff Volpi, Morgan Nitti, and Sydney Greenspan.
