NEWS ROUNDUP

ACQUISITION: Jadian IOS buys 8 acre IOS in Atlanta metro area. Jadian IOS has acquired 249 Forest Parkway in Forest Park, Georgia. The low-coverage property features 2 shop buildings totaling 60,100 SF. Mason Baldwin, Alex Stahl, Zachary Friedman, and Daniel Schuchinsky led the Jadian deal team.

DISPOSITION: Matthews sells 5.74 acre IOS in Houston. Matthews has facilitated the sale of 8404 North Freeway in Houston, Texas. The low-coverage property features 2 industrial buildings totaling 18,720 SF. Matt Venezia and Doc Perrier with Matthews represented the seller in the transaction.

ACQUISITION: Catalyst Investment Partners buys 3 acre IOS in Orlando, FL. Catalyst Investment Partners has acquired 10002 Satellite Boulevard in Orlando, Florida. The low-coverage property features an 11,000 SF service facility. The Catalyst deal team included Brandon Johnson, Kyle Earley, and William Slater.
FINANCING: Alterra IOS closes $150M loan commitment from Blue Owl Capital. Alterra IOS has successfully closed a $150M loan facility from funds managed by Blue Owl Capital Inc. The facility’s initial funding was collateralized by 21 IOS properties totaling 106 usable acres. Subsequent fundings of the commitment will support the company’s Alterra IOS Venture III fund acquisitions. Scott Whittle led the Alterra deal team. Nick Scribani and Jordan Roeschlaub with Newmark represented Alterra in the financing.
FINANCING: JLL arranges $22.24M refi for 27.36 acre IOS portfolio. JLL Capital Markets has arranged a refi loan for the Rampart Mid Atlantic Portfolio. The portfolio consists of 8 low-coverage properties in Virginia and North Carolina totaling 98,394 SF on 27.36 usable acres. Max Custer, Michael Klein, Reina Abboud, Michael Donohoe, and Jude Carlon of the JLL Capital Markets Debt Advisory team represented the borrower, Rampart Real Estate Partners. The Rampant deal team included Ryan Gofus, Billy McAloon, Drew Ballard, Ben Rice, and Jon Hagerman.
