IPA sells IOS portfolio

DISPOSITION: IPA sells 11 property IOS portfolio totaling 49.6 acres. Institutional Property Advisors (IPA) of Marcus & Millichap has facilitated the sale of an 11 property IOS portfolio with assets in 4 states. The portfolio comprises roughly 331,000 SF over nearly 50 acres. Peter Bauman, Tivon Moffitt, and Douglas Mandel with IPA represented the seller in the transaction.

Colliers sells Indianapolis IOS

Colliers sells Indianapolis IOS

DISPOSITION: Colliers sells 7 acre IOS in Indianapolis. Colliers has facilitated the sale of 5301 Massachusetts Avenue in Indianapolis, Indiana. The property features a 20,000 SF truck maintenance facility. Korey Ryan and Benjamin Schiller led the Colliers deal team.

Mohr Partners sells Houston IOS

DISPOSITION: Mohr Partners sells 3.83 acre IOS in Houston. Mohr Partners has facilitated the sale of 7333 Monroe Road in Houston, Texas. The property features a 10,600 SF warehouse and office building. Carlton Anderson, Nathan Mai, and JoAnn Vu with Mohr Partners represented the seller in the transaction.

Metz leases NJ IOS

LEASE SIGNED: Metz Industrial Group leases 4.7 acre IOS in NYC metro area. The Metz Industrial Group (MIG) of Bussel Realty Corp. has facilitated the leasing of 160 East Essex Avenue in Avenel, New Jersey. The low-coverage property includes a 40,000 SF warehouse and logistics facility and is owned by Sitex Group. The Sitex deal team included Max Fuchsman and Blake Chroman. Jordan Metz, Benito Abbate, and James Friel with MIG represented both Sitex and the tenant in the transaction.

Romer Debbas secures NY IOS loan

FINANCING: Romer Debbas closes $15.35M loan for 2.7 acre IOS in Queens, NY. Romer Debbas represented the borrower in the closing of a $15.35M loan secured by 26-05 Ulmer Street in Queens, New York. The property features an IOS lot that spans an entire city block. Guy Arad led the Romer Debbas deal team.

FUNDING: NY pension fund commits $250M to Jadian IOS funds. The New York State Common Retirement Fund (NYSCRF) has committed $150M to the Jadian Real Estate Fund II, which targets IOS, manufactured home assets, and commercial self-storage. The fund has also made a co-investment of $100M to the fund’s sidecar. Altogether, NYSCRF recently committed $810M to 4 real estate vehicles. Its total portfolio is valued at nearly $284B.
