FINANCING: JLL arranges $150M financing for Brennan/Barings IOS JV. JLL has arranged a $150M credit facility for a Brennan Investment Group/Barings joint venture to build an industrial outdoor storage platform across the Mountain West, Texas, and Midwest. The facility, seeded by 5 properties in Denver, Houston, and Austin, supports IOS acquisitions, tenant improvements, leasing, and other value-add investments. The JLL deal team included Lucas Borges, Matthew Schoenfeldt, Sam Tarter, Emma Berner, and Ryan Planek.

ACQUISITION: CanTex Capital buys 13.7 AC IOS portfolio in Dallas-Fort Worth metro. CanTex Capital has acquired 7600 and 8321-8345 Rendon Bloodworth Road in Mansfield, Texas. The low-coverage portfolio totals 37,405 SF on 13.7 AC. Andrew Wiesemann and Reid Roden with Matthews and Joseph Cooper and Katrina Kieu with Partners facilitated the 2 separate off-market transactions.

DISPOSITION: DAUM sells 2 AC future IOS site in Los Angeles County for $2.5M. DAUM Commercial Real Estate Services has facilitated the sale of 529 and 533 Carlin Street and 520 and 526 El Segundo Boulevard in Compton, California. The buyer plans to acquire a conditional use permit to redevelop the property for IOS. Brad Levin with DAUM represented the seller in the transaction.

ACQUISITION: Jadian IOS buys 1.2 AC ISF in Fort Lauderdale, FL. Jadian IOS has acquired 1215 Northeast 17th Court in Fort Lauderdale, Florida. The property features a 7,800 SF industrial service facility (ISF). The Jadian deal team included Matt Perlmutter, Alex Stahl, Sara Swift, and Daniel Schuchinsky.

LEASE SIGNED: AT Industrial leases out 5.76 AC IOS in Boise, ID. AT Industrial Co. has leased out 10206 Federal Way in Boise, Idaho. The property is located directly adjacent to Micron’s Boise campus. Austin Hopkins and Matt Mahoney with Lee & Associates Idaho represented AT Industrial in the transaction.

PEOPLE MOVES: VanCamp Properties welcomes new IOS-focused Associate. Kyle VanCamp with VanCamp Commercial Properties has welcomed Connor Boney to the team. Initially, Connor will focus on opportunities for IOS in the Jacksonville, Florida, market. Connor’s previous experience includes identifying IOS acquisitions for Grayfield East LLC.
