DISPOSITION: NAI James E. Hanson sells 1.3 acre IOS in NYC area for $3.3M. NAI James E. Hanson has facilitated the sale of 400-450 Swenson Drive in Kenilworth, New Jersey. The property features 3 buildings totaling 17,040 SF. Russell Verducci, Eric Demmers, and Colin Goldstein with NAI James E. Hanson represented the seller, Fairfield Products Corp., in the transaction.

Apricus buys Houston IOS

ACQUISITION: Apricus Realty Capital buys 6.9 acre IOS in Houston, TX. Apricus Realty Capital has acquired 14333 Sommermeyer Street in Houston, Texas, in a sale-leaseback with CW Metal Products. The low-coverage property features 80,295 SF of improvements. J Matthew Haley, Garrett Marler, and Cort Martin led the Apricus deal team.

Matthews sells FL IOS

DISPOSITION: Matthews sells 1.8 acre IOS in Fort Myers, FL. Matthews has facilitated the sale-leaseback of 2765 Fowler Street in Fort Myers, Florida. The low-coverage property includes 23,682 SF of improvements. Michael Buonadonna and Harrison Auerbach with Matthews represented the seller in the transaction.

Alluvion buys DFW IOS

ACQUISITION: Alluvion Partners buys 1.13 acre IOS in Dallas-Fort Worth area. Alluvion Partners has acquired 1501 Mercury Circle in McKinney, Texas. The property features a 5,600 SF warehouse and is currently leased to SiteOne Landscape Supply. Dean Taylor led the Alluvion team in the off-market transaction.

Open Industrial leases TN IOS

LEASE SIGNED: Open Industrial leases out 4 acre IOS in Nashville metro area. Open Industrial has secured a lease for 4 acres of IOS at 175 Bill France Boulevard in Murfreesboro, Tennessee. The new tenant is Texas Eastern Transmission LP, an affiliate of Enbridge. The Open Industrial deal team included Jared Okun, Michael Hutton, and Joshua Gurland. McNeill Stout, Clancy Hoban, Kevin Irwin, and Robert Stout with Charles Hawkins Co. facilitated the lease transaction.
