DISPOSITION: ComReal sells 9.7 acre IOS in West Palm Beach, FL for $16.75M. ComReal has facilitated the sale of 100 North Benoist Farms Road in West Palm Beach, Florida. The property features an IOS yard with easy access to I-95 and the Florida Turnpike. The buyer was Health Care District of Palm Beach County. Patrick McBride and Chris Spear with ComReal represented both the buyer and the seller, Outour Storage Investments, in the transaction.

ACQUISITION: Alterra buys 9 acre IOS in Washington, DC metro area. Alterra IOS has acquired 2510 Aurora Place in Waldorf, Maryland. The property is currently fully leased to a national tenant. Sean Christman led the Alterra IOS deal team. Michael Bosica with Cushman & Wakefield represented Alterra in the transaction. Bill Steffey with Hyatt Commercial Real Estate represented the seller, Reliable Real Estate Services. The Reliable deal team was led by Dorsey Schulz.

ACQUISITION: Realterm buys 5 acre IOS in Phoenix, AZ. Realterm has acquired 4475 North 43rd Avenue in Phoenix, Arizona. The low-coverage property features a 48,000 SF building with a 39,000 SF warehouse and 7,000 SF of office space. The Realterm deal team included Ed Brickley, Brendan Coleman, Joe Noon, Blair Duncan, Garrett Kurtz, Brian Dowling, and Marc Vonderweidt.

ACQUISITION: Catalyst buys 1.6 acre IOS in Orlando, FL. Catalyst Investment Partners has acquired 3500 Silver Star Road in Orlando, Florida. The low-coverage property includes a 9,576 SF industrial facility. Matthew Heaney led the Catalyst deal team. Alex Rich and Shaz Zaidi with Rich Commercial Group facilitated the transaction.

LEASE SIGNED: NAI Robert Lynn leases 10 acre IOS in Houston, TX. NAI Robert Lynn has facilitated the leasing of 5210 Oates Road in Houston, Texas. The property includes a 10,800 SF industrial building. The new tenant is Global Tank. Trey Erwin and Josh Carl with NAI Robert Lynn represented the landlord, Peakstone Realty Trust, in the transaction.
