DISPOSITION: Northmarq sells 7.6 acre IOS in Memphis, TN for $4.54M. Northmarq has brokered the sale of 4730 Pleasant Run Road in Memphis, Tennessee. The property is 100% leased to Freight Ninja. A Northmarq deal team that included Brandon Duff and Mack Wolfgram both represented the seller and procured the buyer.

ACQUISITION: Green Courte Partners buys 34 acre site in San Antonio, TX. Green Courte Partners’ 6th investment fund, Green Courte RE Partners VI, and its affiliates have acquired 1191 North Foster Road in San Antonio, Texas. The seller was Matt McWilliams. Green Courte intends to develop the site into an IOS facility, operate part of the property as managed truck storage, and lease the rest on a triple-net basis. DISPOSITION: Matador sells 7.22 acre IOS in DFW. Matador Realty Investments has sold 4701-4709 Lone Star Boulevard in Fort Worth, Texas. The property features several industrial buildings totaling 60,558 SF. Matador originally purchased the property in February 2024 in an off-market deal brokered by Todd Hubbard, Jeff Jackson, and Michael Newsome with NAI Robert Lynn. The new buyer is a private equity group brought by Davidson Bogel’s David Guinn.

ACQUISITION: Matthews brokers sale of industrial portfolio in Akron, OH. Matthews RE Investment Services has brokered the sale of a low-coverage industrial portfolio in Akron, Ohio. The portfolio includes 2 properties tenanted by J.W. Didado Electric: 1033 Kelly Avenue and 1240 Triplett Boulevard, for a total of 95,403 SF on 13.24 acres. LEASE SIGNED: Davidson Bogel leases 2.31 acre IOS in Dallas, TX. Davidson Bogel has facilitated the leasing of 2789 Irving Boulevard in Dallas, Texas. The property features 15,173 SF of building space. The landlord is Raymundo Prieto, and the tenant is Kestrel Logistics. The DB deal team included David Guinn and Philip Cherrick.
