Bounat sells FL IOS

DISPOSITION: Bounat sells 30 acre IOS in DeBary, FL for $12,275,000. Boutique National (Bounat) has facilitated the sale of 311 Benson Junction Road in DeBary, Florida. The property features 13,450 SF of industrial buildings and an active CSX rail spur. Sold vacant, the property previously operated as a concrete manufacturing facility. Michael Farley and Nick Ganey with Bounat represented both the seller and the buyer, Strategic Real Estate Partners, in the transaction. Derek Riggleman with Lee & Associates is currently marketing the property for lease.

EML sells FL IOS

DISPOSITION: EML Realty sells 4.2 acre IOS on Treasure Coast for $4.9M. EML Realty Partners has sold 309 Angle Road in Fort Pierce, Florida, to Inkas Group. The low-coverage property features a 30,060 SF warehouse and was acquired by EML in August 2023 for $2.85M. The EML deal team included Lance Aker, Sophia Anzalone, Kevin Tehan, Gregory Dormitzer, and Claudia Duarte. Rob Steiner with Frankel-Ball Realty represented EML in the transaction.

Apricus buys Houston IOS

ACQUISITION: Apricus buys 9.2 acre IOS in Houston metro area. Apricus Realty Capital, along with partner ABR Capital Partners, has acquired 403 West Brentwood Street in Channelview, Texas. The property features 50,000 SF of industrial improvements and is currently leased to GLF Plant Services LP. Garrett Marler and Cort Martin led the Apricus deal team.

Venture One buys NYC IS

ACQUISITION: Venture One buys industrial space with IOS in Queens, NY. Through its acquisition fund, VK Industrial II LP, Venture One Real Estate has acquired 89-02 Atlantic Avenue in Queens, New York. The low-coverage property totals 1.36 acres and includes 33,134 SF of industrial improvements. Ranee Jaber and Mathew Diana with DY Realty Group represented the seller in the transaction.

Avison Young leases NC IOS

LEASE SIGNED: Avison Young leases 12.07 acre IOS in Charlotte, NC. Avison Young has facilitated the leasing of 12.07 acres of IOS at Greendock Industrial Center, 3300 Westinghouse Boulevard in Charlotte, North Carolina. Gray Gaines, Henry Lobb, and Christopher Skibinski with Avison Young represented the landlord, Green Dock Partners, in the transaction. Blake Osborn with Piedmont Properties represented the tenant.

KM leases San Diego IOS

LEASE SIGNED: Kidder Mathews leases 1.97 acre IOS in San Diego, CA. Kidder Mathews has facilitated the leasing of nearly 2 acres of IOS space at 9210 Mira Este Court in San Diego, California. The new tenant is AT&T, which has leased the property for 5 years at market high rent. Mickey Morera, Jeff Brown, and James Duncan with Kidder Mathews represented the landlord in the transaction.
