DISPOSITION: SRS Capital Markets sells 40.7 AC IOS portfolio in Oklahoma City. SRS Capital Markets has facilitated the sale of a portfolio of 9 IOS properties totaling 40.7 AC located at and adjacent to 13500 South Meridian Avenue in Oklahoma City, Oklahoma. The portfolio is currently occupied by tenants including Berkshire Hathaway’s XTRA Lease, Barnhart Crane & Rigging, Wilson Trailer, and Mobile Mini (WillScot), among others. Dave Faris with SRS Capital Markets represented the sellers, Garco Leasing and Garrett Properties.

ACQUISITION: Colliers brokers sale of 32 AC IOS in Central Pennsylvania. Colliers has facilitated the sale of 2650 Lewisberry Road in York Haven, Pennsylvania. The property features 2 buildings totaling 13,040 SF and is fully leased to JB Harris Transport & Logistics. Allie Gaeta with Colliers represented the buyer. The seller was IronHorn Enterprises, led by Rich Sgroi.

ACQUISITION: IG Logistics buys 7.14 AC IOS in Tampa, FL, for $6.15M. Imperium Capital’s industrial platform, IG Logistics, has acquired 7520 US-301 and 8821 Valletta Drive in Tampa, Florida. The property includes 2 buildings totaling 19,756 SF and marks IG Logistics’ entry into the Tampa market. 7250 US-301 is currently occupied by Sunbelt Rentals, while Harrison Pithers with JLL is currently marketing 8821 Valletta for lease. Jack Arnstein and Daniel Glaser led the IG Logistics deal team.

ACQUISITION: Steel Peak buys 2.18 AC IOS in Phoenix for $3.3M. Steel Peak Properties has acquired 2142 West Van Buren Street in Phoenix, Arizona. The property includes a 6,250 SF industrial building. Steel Peak intends to make improvements to the building and site. Max Schumacher with Rein & Grossoehme Commercial Real Estate will handle leasing the property. Aaron Gill, Blake Rodgers, and Pasha Johnson led the Steel Peak deal team in the transaction.

ACQUISITION: K2 Real Estate Capital buys 7.74 AC IOS in St. Cloud, FL for $5.035M. K2 Real Estate Capital, in partnership with Bear Development Holdings, has acquired 1805 Tileston Road in Saint Cloud, Florida. The property features a 6,500 SF shop building. Gregory Carett with Smith Commercial Property Group facilitated the transaction. Justin Horowitz, Ben Knopf, and Josh Tropper with Cooper-Horowitz secured the financing for the acquisition. Mitchell Kaplain led the K2 deal team.

LEASE SIGNED: Panther Capital Group leases 5.7 AC IOS in Tampa. Panther Capital Group has facilitated the leasing of 4710 East Broadway Avenue in Tampa, Florida. The property features a 22,500 industrial building. Hector Delgado with Panther represented the tenant in the transaction. Jessica Mizrahi with Lee & Associates - Tampa Bay represented the landlord, Triten Real Estate Partners.
