8121 & 8223 Parkside Avenue
ACQUISITION: Alterra buys 4 IOS properties totaling 17 acres in Houston MSA. Alterra IOS has acquired the following Houston area properties:
8121 and 8223 Parkside Avenue in Baytown, Texas — 7.2 acres with 50,000 SF of warehouse space. Lee & Associates facilitated the acquisition.
5100 Underwood Road in Pasadena, Texas — 5 acres with 57,000 SF of warehouse space and its own rail spur. The deal was sourced off-market through a tenant relationship.
9002 Wayfarer Lane in Houston, Texas — 4.6 acres with 40,930 SF of warehouse space. The deal was facilitated by Zane Carman of Partners Real Estate.
DISPOSITION: SRS sells 4.44 acre IOS in Portland, OR for $4.605M. SRS RE Partners has sold 4000 Northeast Columbia Boulevard in Portland, Oregon. The property features a 32,200 SF building and is currently leased to United Rentals. The buyer is a fund looking for IOS opportunities. The SRS deal team included Jack Cornell and Max Finn.
ACQUISITION: L&A brokers $5.2M sale of 2.05 acre site in Sacramento, CA. RWC Building Products has acquired 7901 14th Avenue in Sacramento, California. The low-coverage industrial site features a 27,628 SF warehouse. Alex Weiss with Lee & Associates represented RWC in the deal.
DEVELOPMENT: Transport Properties develops 2.32 acre IOS in Chicago. Transport Properties has completed the development of 2545 West Fulton Street in Chicago, Illinois. The site features a 7,500 SF repair facility and is owned by Transport Properties in a partnership with GFH. A Transport team led Rachel Field delivered the property to the tenant, WeDriveU.
