JP Morgan affiliate buys NJ IOS

ACQUISITION: JPMorgan affiliate buys 8 acre IOS in South Jersey for $10.4M. J.P. Morgan Asset Management has acquired 835 Watsontown Road in Berlin, New York. The property was acquired in a sale-leaseback deal with First Student Inc. The firm’s parent company, JPMorgan Chase & Co., has been involved in several large IOS deals, including the sale of a $490M portfolio with joint venture partner Alterra IOS. The J.P. Morgan Asset Management investment team is led by George Gatch and John Donohue.

Zenith leases Minneapolis IOS

DEVELOPMENT: Zenith develops and leases Minneapolis, MN IOS. Zenith IOS has developed an 11 acre IOS facility at 3018 Pacific Street North in Minneapolis, Minnesota. The company acquired the property, which had been formerly occupied by Northern Metal Recycling, in 2022. Now, Kemps, a national dairy company, has signed a 15-year lease for more than 8 acres at the property. The Zenith deal team included Alex Guider. Sam Manke with CBRE is currently marketing the remaining acreage for sale or lease.

Alluvion buys GA IOS

ACQUISITION: Alluvion Partners buys 2.37 acre IOS in Chattanooga, TN metro. Alluvion Partners has acquired 95 Hunt Drive in Rossville, Georgia, a suburb of Chattanooga, Tennessee. The low-coverage property includes a 17,000 SF clear-span warehouse. Dean Taylor led the Alluvion partners deal team. Griffin Farriss, Bradley Worthington, and Matt Garvey with Stream Realty Partners are currently marketing the property for lease.

CanTex buys TX IOS

ACQUISITION: CanTex Capital buys 2.65 acre infill property in Dallas. CanTex Capital has acquired 8000 Sovereign Row in Dallas, Texas. The low-coverage property includes a 42,127 SF industrial building plus a fenced storage lot. Chase Miller with NAI Robert Lynn facilitated the transaction.

Panther leases FL IOS

LEASE SIGNED: Panther Capital leases 4 acre IOS in Lakeland, FL. Panther Capital Group has facilitated the leasing of 5320 North Combee Road in Lakeland, Florida. The property feature immediate access to the I-4 corridor. Hector Delgado with Panther Capital Group and Tim Hurless with The Avocat Group represented the landlord in the transaction.
