NEWS ROUNDUP

DISPOSITION: JLL sells 6.44 acre low-coverage property in Orlando for $16.8M. JLL has facilitated the sale of 4000 Shader Road in Orlando, Florida. The low-coverage property includes a 34,938 SF industrial facility plus IOS space and is currently 100% leased to Rivian Automotive Inc. The buyer was Automotive Properties REIT. Cody Brais, Josh Katlin, Jeffrey Cicurel, Luis Castillo, and Noel O’Donnell with JLL represented the seller, Ultimate Realty LLC, in the transaction.

ACQUISITION: Deugen Investment Group buys 16.1 acre IOS in Cranbury, NJ. Deugen Investment Group has acquired 22 Brickyard Road in Cranbury, New Jersey. The property features 2 warehouses totaling 23,265 SF. BEB Capital provided acquisition financing. The Deugen deal team included Eric Gormeley and Kyle Mathis. Carly Kilroy with Curran Commercial represented Deugen in the off-market transaction.

DISPOSITION: Stream Realty Partners sells 8 acre IOS In Houston. Stream Realty Partners has facilitated the sale of 7560 Breen Drive in Houston, Texas. The property includes a 1,842 SF metal building and is currently partially leased. The Stream Realty Partners deal team was led by Jack Rathe and Tyler Maner.

ACQUISITION: K2/Bear Development buy 1.65 acre IOS in Lakeland, FL. K2 Real Estate Capital LLC and partner Bear Development Holdings LLC have acquired 2710 South Combee Road in Lakeland, Florida. The property includes a 5,600 SF warehouse and office building. Devin Beeler, Robbie Lober, and Alec Seow with Lober Real Estate facilitated the transaction.

LEASE SIGNED: Colliers leases 5.71 acre IOS in Indianapolis, IN. Colliers has facilitated the leasing of 2995 South Harding Street in Indianapolis, Indiana. The property features an 8,300 SF maintenance facility. A Colliers team led by Korey Ryan represented both the landlord and the tenant in the transaction.

LEASE SIGNED: Lee & Associates leases warehouse and yard space in Nashville. Lee & Associates has facilitated the leasing of 27,000 SF of warehouse space plus some IOS yard space at 535 Blythe Avenue in Gallatin, Tennessee. Bryan Cahill, William Sisk, and Charles Holland with Lee & Associates Nashville represented the tenant in the transaction.
