ACQUISITION: Jadian IOS buys 5.6 AC industrial service facility in Phoenix. Jadian IOS has acquired 3144 West Virginia Avenue in Phoenix, Arizona. The property features 2 shop buildings totaling 52,050 SF, along with a fully paved and secured yard. The Jadian deal team included Kees t’Sas, Alex Stahl, Zachary Friedman, and Daniel Schuchinsky.

ACQUISITION: CanTex Capital buys 4.18 AC IOS in Dallas. CanTex Capital has acquired 2720-2920 Sylvan Avenue in Dallas, Texas. The property includes 21,728 SF of industrial buildings. Sam Cheema and Romy Cheema lead the CanTex team. J. Scott Lake, Jake Milner, Kameron Duhon, and Martin Grossman with Davidson Bogel Real Estate (DB2RE) facilitated the transaction. David Guinn, also with DB2RE, will be marketing a 9,596 SF building on 2.1 acres at the site for lease.

DISPOSITION: Corepoint Real Estate sells 1 AC IOS in Orlando, FL. Corepoint Real Estate has facilitated the sale of 4800 Wofford Lane in Orlando, Florida. The low-coverage property includes an 11,892 SF industrial building. Marc Smouha led the Corepoint deal team in the off-market transaction.

DISPOSITION: Cushman & Wakefield sells 0.63 AC IOS in Lyndhurst, NJ. Cushman & Wakefield has facilitated the sale of 822 Swayne Avenue in Lyndhurst, New Jersey. Jeff Volpi, Mindy Lissner, Bill Waxman, David Gheriani, Morgan Nitti, Michael Ugarte, TJ Calderone, and Sydney Greenspan with Cushman & Wakefield represented both the buyer and the seller in the transaction.

LEASE SIGNED: JLL completes full-site lease for 5 AC IOS in Northern Virginia. JLL has facilitated the leasing of 10589 Redoubt Road in Manassas, Virginia. The property features a 63,657 SF industrial building. John Dettleff, Dan Coats, Sam Haas, and Ethan Lankford with JLL represented the landlord, Penzance, in the transaction. Jeb Boland led the Penzance deal team.

PEOPLE MOVES: Industrial Outdoor Ventures names new Chief Operating Officer. Industrial Outdoor Ventures (IOV) has promoted Eric Johnson to the role of Chief Operating Officer. In his new role, Eric will oversee the company’s construction, development, and asset management functions, as well as work with IOV’s acquisitions team.
