ACQUISITION: Dalfen buys 7.03 acre IOS in Miami metro area for $13M. Dalfen Industrial has acquired 375 Northwest 9th Avenue and 1001 Old Griffin Road in Dania Beach, Florida. The property features 2 buildings totaling 15,000 SF. The Dalfen deal team included Sean Dalfen, Tyler McElroy, and Chris Segrest. Eli Havlik, Tom O’Loughlin, Larry Genet, and Michael Oretsky with CBRE facilitated the transaction.
HIRING → Center Capital Partners is hiring an Associate / Senior Associate to join its team in Los Angeles and help manage its wholly owned Industrial Outdoor Storage platform, Terminal Logistics. The role focuses on asset management, portfolio oversight, IOS acquisitions/execution, and platform growth. The firm is seeking candidates with 2–6 years of experience for this in-person position. DISPOSITION: RIPCO sells 0.5 acre IOS in Queens, NY for $18.6M. RIPCO has facilitated the sale of 64-11 Queens Boulevard in Woodside, New York. The property has been approved for a mixed-use development. Stephen R. Preuss Sr. and Andreas Efthymiou with RIPCO represented both the buyer and the seller in the transaction.

ACQUISITION: Stonelake Capital buys 10 acres of IOS In Dallas-Fort Worth area. Stonelake Capital Partners has acquired 2205-2115 Country Club Drive in Carrollton and 1209 West Trinity Boulevard in Grand Prairie, Texas. The 2 properties total 10 acres and feature 15,115 SF of industrial buildings. Chris Wong with Bradford Commercial Real Estate Services facilitated the transaction.

DISPOSITION: Gold & Co. sells 1.3 acre IOS in Baltimore, MD for $1.35M. Gold & Co. has facilitated the sale of 1320 Bayard Street in Baltimore, Maryland. The property includes a 4,000 SF drive-thru warehouse. The buyer was Auto Barn Towing Co. Jim Chivers with Gold & Co. brokered the transaction.

LEASE SIGNED: CBRE leases 3.07 acre IOS in South Saint Paul, MN. CBRE has facilitated the leasing of 3.07 acres at 843 Hardman Avenue South in South Saint Paul, Minnesota. The lease includes an 8,000 SF shop/office building, a ±1 acre paved parking lot and ±2 acres of fenced and secured IOS space. The tenant is a national credit mobile communication utility contractor. Myles Harnden and Hunter Weir with CBRE represented the landlord, Danner Family Limited Partnership, in the transaction.

FUNDING: Owemanco funds $2M loan for 1.28 acre IOS in North Bergen, NJ. Ontario Wealth Management Corp. (Owemanco) has funded a $2M first mortgage term loan secured by 5501 Tonnelle Avenue in North Bergen, New Jersey. The property includes 3 industrial buildings totaling 9,826 SF. Sohail Zayona originated the transaction for Owemanco.
