FINANCING: Eastdil Secured Savills arranges $79M IOS acquisition financing. Eastdil Secured Savills has announced the $79M acquisition financing for an IOS portfolio comprised of 22 properties. The properties are located across 10 US markets and total 93 AC.

DISPOSITION: Colliers sells, leases 5.78 AC IOS in Salt Lake City metro area. Colliers has facilitated the sale of 4225 South 500 West in Murray, Utah. The property includes 27,766 SF of industrial improvements. The buyer was Jadian IOS. Ethan Wallace, Rusty Bollow, and Bobby Stevens with Colliers facilitated the sale and, at the same time, a 10-year lease transaction with tenant QXO.

ACQUISITION: City Logistics buys 1.84 AC IOS in Corpus Christi, TX. City Logistics has acquired 1058 Southern Minerals Road in Corpus Christi, Texas. The property includes a 6,000 SF warehouse. James Lynch led the City Logistics deal team in the transaction and was represented by Taylor Dintzner with Dintzner Industrial. Erik Manarino and John Stroud with Matthews represented the seller.

ACQUISITION: Hyde Park Real Estate buys 1.74 AC IOS in San Antonio metro area. Hyde Park Real Estate has acquired 9467 Selma Parkway in Selma, Texas. The low-coverage property features 8,792 SF of warehouse improvements. The Hyde Park deal team included Sameed Gagai, Christian Zyire Ardoin, and Milco Cipriani. Will Bost with Spur Commercial facilitated the transaction.

LEASE SIGNED: Jackson Cross leases 7 AC IOS in Philadelphia. Jackson Cross Partners has facilitated the leasing of 3150 Orthodox Street in Philadelphia, Pennsylvania. The property features 2 buildings totaling 18,500 SF. Joe Lange with Jackson Cross represented the tenant in the transaction.

PEOPLE MOVES: Open Industrial promotes Elmo Alexander to Director, Acquisitions. Open Industrial has announced that it has promoted team member Elmo Alexander to the role of Director, Acquisitions. Elmo has worked with the company for nearly 5 years and, according to Open Industrial, “has come to know his markets as well as anyone in the business.”
