NEWS ROUNDUP

DISPOSITION: Turner & McKiernan sells 32 AC IOS in Houston metro area. Turner & McKiernan has sold 16525 Old Houston Road in Conroe, Texas. The property features 20,000 SF of industrial facilities and is leased to Omega Morgan. The Turner & McKiernan deal team was led by Chris Turner and Patrick McKiernan, who also facilitated the transaction through First Houston Properties. David Holland with JLL represented the buyer.

DISPOSITION: Panther Capital Group sells 23.71 AC IOS in Dallas. Guillermo De Nicolas with Panther Capital Group has facilitated the sale of 4050 Telephone Road in Dallas, Texas, in a deal 5.5 years in the making. The property includes 4,000 SF of industrial improvements, and the buyer was Cartage Capital. Guillermo also facilitated the modification of the site plan to accommodate more truck parking during the due diligence period.

ACQUISITION: Miramar Capital Advisors buys 5.1 AC IOS in Jacksonville, FL. Miramar Capital Advisors has acquired 4990-5000 Philips Highway in Jacksonville, Florida. The site features 2 buildings totaling 21,000 SF and is currently being marketed for lease by Eric Bumgarner and Michael Cassidy with Colliers. Peter Eichler, Brandon Miller, and Sallar Tahbaz led the Miramar deal team. Jim Sebesta and Bryan Bartlett with Newmark Phoenix Realty Group guided the sale process.

DISPOSITION: Foundry Commercial sells 8.13 AC IOS in Nashville metro area. Foundry Commercial has facilitated the sale of 125 Kirby Road in Portland, Tennessee. The property includes a 20,800 SF industrial facility. Chase Wood, Melissa Alexander, and Casey Flannery led the Foundry Commercial deal team in the off-market transaction.

DISPOSITION: Matthews sells 5.47 AC IOS in Plover, WI. Matthews has facilitated the sale of 3020 Grand Avenue in Plover, Wisconsin. The property features a 12,250 SF truck terminal leased to FedEx Freight. Patrick Nolan and Jack Lenihan led the Matthews deal team in the transaction.

DISPOSITION: Northmarq sells 5.03 AC IOS in Hines, OR, for $2.7M. Northmarq’s Charlotte, NC-based industrial team has facilitated the sale of 250 Lottery Lane in Hines, Oregon. The property was developed as a build-to-suit for FedEx in 2018 and includes a 9,026 SF distribution facility with expansion potential. Before the sale, FedEx early extended and amended its sin-place lease. Amar Goli, Nolan Dunn, and Tyler Shee with Northmarq led both the lease extension and the sale efforts.

LEASE SIGNED: Preferred Real Estate Brokers leases 3.6 AC IOS in Lakeland, FL. Preferred Real Estate Brokers (PRB) has facilitated the leasing of 2705 East Main Street in Lakeland, Florida. The PRB team arranged a 5-year lease with 3% annual rent increases. The new tenant is Truck & Trailer Services Corp. Steve LaFortune Jr. and Mark Williams with PRB were the only brokers involved in the transaction.
