NEWS ROUNDUP

ACQUISITION: Green Courte buys 32 acre IOS in Tampa, FL for $37.8M. In our June 20 issue, we mentioned that Green Courte Partners has acquired 1650 Hemlock Street in Tampa, Florida. We now know that the sale price was $37.8M. The seller, Hendry Marine Industries, will lease back a portion of the site, while Green Courte plans to redevelop 16 acres into new IOS space. The Green Courte deal team included Currey Hall, Jordan Kerger, Ashli Malatek, Anthony Farella, TJ Sobczak, and Zachary Bonheyo.

DISPOSITION: Matthews sells 5-property Midwest IOS portfolio for $6.2M. Matthews has facilitated the sale of 5 properties in Nebraska, Iowa, and Illinois. The portfolio features 121,406 SF of industrial buildings on a total of 12.7 acres. During the marketing process, the Matthews team worked with the tenant, White Cap, to secure early lease extensions and aligned the rent to market rates. John Stroud, Erik Manarino, and Taylor Dintzner with Matthews represented the seller in the transaction. The properties in the portfolio are:

320 West 18th Street in Waterloo, Iowa
6820 J Street in Omaha, Nebraska
1213 East Maple Street in Maquoketa, Iowa
2910 West Old Highway 30 in Grand Island, Nebraska

DISPOSITION: DAUM sells 5.46 acre IOS in Phoenix, AZ for $5.925M. DAUM Commercial Real Estate Services has facilitated the sale of 5145 West Madison Street in Phoenix, Arizona. The property includes a 19,500 SF industrial building. The buyer was Jadian IOS. Nick Reinhardt, Trevor McKendry, Chris Rogers, Beau Citron, and Nick Fajardo with DAUM Phoenix represented the seller in the transaction.

ACQUISITION: Piedmont Properties brokers sale of 12 acre IOS in Duncan, SC. Piedmont Properties has facilitated the sale of 361 and 391 Leonard Road in Duncan, South Carolina. The property includes a 6,000 SF warehouse and office building. Lester Osborn and Scott Hensley with Piedmont Properties represented the buyer, XTRA Lease, in the transaction. Rob Williams with Stream Realty Partners represented the seller.

ACQUISITION: Zenith buys 8 acre IOS in Dallas, TX. Zenith has acquired 35080 Lyndon B Johnson Freeway in Dallas, Texas. The property features a 15,000 SF truck service facility. Anton Pick led the Zenith deal team. Wyatt Huff and Hunter Stockard with Partners facilitated the transaction.
