ACQUISITION: Alterra acquires 2 IOS sites in the Portland, OR area for $13.35. Alterra IOS has acquired 2 properties in the Portland, Oregon, metro area. The Alterra deal team was led by Matt McNutt. The properties complement Alterra’s purchase of 6433 Southeast Lake Road in Milwaukie, Oregon, earlier this year (IOS List reported on that transaction in the September 16 issue). The new additions to Alterra’s portfolio are:
4000 Northeast Columbia Boulevard in Portland, Oregon — 4.4 usable acres with 9,189 of warehouse space. Tom Knecht with Colliers facilitated this deal. The sale price was $4.6 million.
17804 Shank Road Northeast in Hubbard, Oregon — 7.8 usable acres with 31,000 SF of warehouse space. Zach Reichle with Macadam Forbes facilitated this deal. The sale price was $8.75 million.
ACQUISITION: WT Capital buys 3.08 acre site in Phoenix, AZ for $11.5M. WT Capital Partners has acquired 3637 East Miami Avenue in Phoenix, Arizona. The low-coverage industrial property features a 44,162 SF warehouse. Chris Reese and Casey Koziol with Colliers facilitated the transaction. Steve Farrell with Lee & Associates represented the seller.
ACQUISITION: Apricus/ABR JV buys 7.5 acre IOS in the Dallas, TX area. A joint venture (JV) between Apricus Realty Capital and ABR Capital has acquired 1500 High Meadows in Cedar Hill, Texas. The property features an 18,000 SF industrial building with a high flow through (HFT) facility. Matt Haley, Garrett Marler, and Cort Martin with Apricus led the deal team. JLL’s Peyton Ackerman and Nate Henderson helped secure the debt financing for the transaction. Noah Dodge and Blair Oden Jr. with Colliers represented the seller.
ACQUISITION: Jadian IOS buys 5.4 acre IOS in Denver, CO area. Jadian IOS has acquired 5500 East 56th Avenue in Commerce City, Colorado. The property features multiple maintenance shops for a total of 9,600 SF. The Jadian deal team included Kees t’Sas, Alex Stahl, John Grib, and Daniel Schuchinsky.
LEASE SIGNED: Realterm leases 16.47 acre IOS in Charlotte, NC. Realterm has leased 725 Lawton Road in Charlotte, North Carolina. Gregory Gosselin and Justin Smith of Colliers represented Realterm in the transaction, while Lester Osborn of Piedmont Properties brought the tenant. The Realterm deal team was led by Elizabeth Runge Lenau.
