Clarion Partners acquires Houston IOS. Unique Properties sells Colorado Springs IOS. Alterra buys Philadelphia area IOS. Stone Valley buys IOS in Stockton, California. Bespoke buys Boise IOS. Six new IOS deals.

INDUSTRY DEVELOPMENT: CPREX enters IOS space with financing, acquisition. Clarion Partners Real Estate Income Fund (CPREX) has made its IOS sector debut. The closed-end fund, which is offered by Franklin Templeton and Clarion Partners, is providing a first mortgage loan to a joint venture between Outour Storage Investments and affiliates of Cerberus Capital Management for a portfolio of 8 IOS properties totaling more than 50 acres. The properties are located in 7 metro areas: Atlanta, Chicago, Dallas-Fort Worth, Houston, Inland Empire, Las Vegas, and Chicago. In addition, CPREX has acquired 15550 Export Plaza Drive in Houston, Texas. The property features a 27,800 SF industrial building on 7.6 acres. Trey Erwin, Josh Carl, and Jason Dannatt represented the seller in that transaction. The CPREX deal team included Brent Jenkins and Rick Schaupp.

DISPOSITION: Unique Properties sells IOS in Colorado Springs, CO for $2.6M. Unique Properties has brokered the sale of 5055 List Drive in Colorado Springs, Colorado. The 1.94 acre property features an 8,136 SF industrial building, and the seller was ErvoSquare. Brett MacDougall and Michael DeSantis with Unique Properties facilitated the off-market transaction. The ErvoSquare deal team was led by Michael Ervolina and Cole Hubbard.

ACQUISITION: Alterra buys 4.9 acre IOS in Philadelphia, PA metro area. Alterra IOS has acquired 223 Paulsboro Road in Swedesboro, New Jersey. The property includes 2 industrial facilities totaling 24,600 SF and is located within 10 miles of another recent acquisition, 289 Dominic Lane in Paulsboro, New Jersey (which we covered in our March 5 issue). The Alterra deal team was led by Mark Gannon. Scott Mertz with NAI Mertz facilitated the transaction.

ACQUISITION: Stone Valley buys 4.3 acre IOS in Stockton, CA. Stone Valley Investments has acquired 1808 East Mariposa Road in Stockton, California. The property features a 7,600 SF warehouse plus a 1,200 SF covered shop area. The Stone Valley deal team was led by Tom Fehr and Brooks Stratmore. Wes Widmer, Mike Goldstein, Alex Hoeck, and Ryan McShane with Colliers facilitated the transaction and are currently marketing the property for lease.

ACQUISITION: Bespoke Holdings buys 10.93 acre IOS in Boise, ID. Bespoke Holdings Co. has acquired 4620 South Apple Street in Boise, Idaho. This is the 5th acquisition in the firm’s Bespoke Industrial Income Plus Fund II. The Bespoke Holdings deal team included Blair Eklund and Rob Hamm. Michael McNeight with Colliers represented Bespoke Holdings in the transaction and is currently marketing the property for lease.
