AxisIOS announces platform for EVs. “Axis Electrified Solutions (AES) is currently building its first site in Vernon, California, located just a half mile from the 710 freeway, a major freight corridor coming out of the Ports of Los Angeles and Long Beach and home to numerous distribution centers. Opening at the beginning of 2024, the site will have enough spaces for 42 medium-duty vehicles, which will include 34 level 2 chargers and 8 level 3 DC fast chargers.” LINK

  2. CLOSING: IOV acquires 2.61 acre ISF in Inland Empire. “This assemblage allows us to market individually or as 7.61 contiguous acres with more than 40,000 square feet of buildings. Specs like that are virtually nonexistent in the Inland Empire.” -Anthony DeLaurentis.

  3. Ten things tenants are thinking about with supply chain real estate. “In Q4 2022, DFW’s product under construction peaked at 74 MSF, with 58 MSF still under construction…turbulent debt market that has left a lot of money on the sidelines with sales activity coming to a screeching halt when compared to that of 2021 and early 2022 as well as forcing developers to hit the pause button on speculative construction” -Ward Richmond, Colliers

  4. Yellow Corp selects Citadel and MFN for $142M in bankruptcy financing. “The new agreement in principle is expected to save the estate between $27 million and $43 million in fees along with interest savings of $300,000. It also provides a 180-day period to market and sell the assets.” Brokers, start your engines.

  5. The freight market staying lower for longer. “Private fleets represent over half of Class 8 tractor capacity, and we believe their growth is pulling freight out of the for-hire market, prolonging the industry downturn.” -Tim Denoyer, ACT Research Co
