NEWS ROUNDUP

  1.  Old Dominion bids for $1.5B on Yellow Terminals. OD has entered the chat. Their bid tops the $1.3B bid from LTL peer Estes Express Lines. IOS acquisition teams everywhere are licking their chops in case the terminals are carved up and sold separately. It could be a sale-leaseback bonanza, so fire up your spreadsheets!

  2. CLOSING: Ridgecut Road and Brennan JV acquire IOS in Sayreville, NJ. The site contains a 28,500 SF industrial service facility with 14 overhead drive-in doors on 6.5 acres. Dean Brody and Gregg Brody with JLL are marketing the property for lease. Brochure: LINK

  3. CLOSING: Everwood nabs off-market IOS via sale-leaseback to Sun Packing. In their first acquisition, Everwood lands an 18-acre IOS with 110,029 SF building located at 10077 Wallisville Rd in Houston. The site boasts an infill location, drive-in and dock-high loading doors, crane service, concrete and gravel stabilization, and is 100% fenced, lit, and secured.

  4. LEASE SIGNED: Imperium Capital signs a lease with DryBoxUSA in Denver. “We are thrilled to have secured a long-term lease with DryBox, a major shipping and storage container supplier in the Pacific Northwest region. It is a rare and attractive property that can meet the transportation industry's needs by providing a large, ample area for outdoor storage and trailer parking, or other potential industrial uses,” Matt Trone, Executive Director at Cushman & Wakefield.

  5. RV dealer breaks ground on new facility in NC Triad region. General RV put a shovel in the dirt in Salisbury, NC. The site is 40 acres that will house a 71,000 SF showroom and 30 service bays. The lot will accommodate 700 RVs on site. Brokers - time to meet some of the fine folks at General RV. They currently have locations in Michigan, Illinois, Ohio, Virginia, Florida, Utah, and Pennsylvania, with plans to expand.

  6. Arizona county murders an IOS rezone. “The process started three years ago when the current owner tried to get an electrical box permit for SRP power. Pinal County advised that an electrical box permit required site plan approval first. Site plan approval can only be obtained after getting approval for an (industrial use permit).” TLDR: municipalities are basically IOS assassins these days.
