NEWS ROUNDUP

  1. Realterm grows their Netherlands IOS portfolio. Realterm announces the acquisition of Hermelijnweg 27 (try typing that one), a low-coverage IOS in Etten-Leur, Netherlands.

  2. Axos Bank refinances a 22-property IOS portfolio. Criterion Group and Columbia Pacific Advisors secured a $132.3 million loan to refinance a 22-property IOS portfolio. Axos Bank provided the five-year, floating-rate loan for this 230-acre portfolio.

  3. CLOSING: Broker Chris Wong sells low-coverage industrial in Carrolton. ACG acquired the fully-leased 10,608 SF industrial property with 37 dock-high doors on 8 acres at 2205 & 2115 Country Club Carrolton, TX from CanTex Capital.

  4. CLOSING: Bay Street Acquires 15-acre Savannah IOS. The transaction marks Bay Street’s third Georgia acquisition of the year. The large infill property boasts heavy industrial zoning, a subdivisible gravel yard, and 2 buildings in a prime location. Available for lease: [email protected].

  5. JLL launches GPT model for CRE. Candidate for the buzz-word Olympics: “For example, JLL's facility managers will be able to use generative AI to transform standard real estate space utilization and portfolio optimization dashboards into dynamic conversations that lead to more actionable decisions.”

  6. The tough road to secure IOS use permits. “Process started three years ago when current owner tried to get an electrical box permit for SRP power. Pinal County advised that an electrical box permit required site plan approval first. Site plan approval can only be obtained after getting an approval for an (industrial use permit)…”
