ACQUISITION: Colliers brokers 6-property heartland IOS portfolio. Colliers Midwest Capital Markets team of Alex Davenport, Alex Cantu, Rachel Patten, and Rachel Bailey facilitated the sale of six IOS properties for a portfolio price of $6,675,000 (8.00% cap rate). The sites are leased to White Cap:

ACQUISITION: Catalyst nabs off-market Orlando IOS. On the heels of a recent acquisition in Philadelphia, Catalyst went direct-to-owner to buy this 7,370 SF service facility on 1.93 acres. The seller was JDE Construction. For leasing inquiries, reach out to Cory Kroeger of Kroeger Commercial.
ACQUISITION: Triten aquires Dallas IOS. Triten Real Estate Partners acquired an IOS property at 11300 Kline Drive in Dallas. The 7-acre site includes a 28K SF warehouse and maintenance facility. Purchased in an off-market transaction from an individual seller, the site has been occupied by construction-oriented businesses.
ACQUISITION: Semi-Stow acquires 20-acre IOS in Colorado from Hampton Yards. The off-market purchase of 3801 East 64th Ave in Commerce City, Colorado is the first acquisition by Semi-Stow in the Denver area. Hampton Yards purchased the property in 2021 and spent two years working with local officials on rezoning and code compliance. Tucker Robinson with Hampton Yards led the sales effort and Robert Gunby, Max White, and Tres Treschke led the acquisition effort for Semi-Stow.
