CapRock Partners acquires 3.1-acre IOS

CapRock acquires Pico Rivera IOS. CapRock Partners purchased the 3.1-acre Olive Tree Industrial site at 8226 Whittier Boulevard in Pico Rivera, Calif. The property has a 31,000 SF warehouse and a storage yard. “As the supply of existing industrial space in the Los Angeles Basin ages and becomes functionally obsolete in the new era of advanced logistics and distribution, CapRock continues to secure opportunities to strategically reposition underutilized and undervalued assets through our value-add investment platform,” said Mike Kent, senior vice president of asset management at CapRock Partners. Southland CRE brokers Mark Repstad and Carla Chen repped CapRock in the purchase and will be leasing the space.

UPS Teamsters voted to authorize strikes

UPS Teamsters voted to authorize strikes. Approximately 97% of UPS Teamsters voted to provide leaders with the ability to call for strikes. On June 16th, a vote was held to authorize leaders to go on strike if the contract is not completed by July 30, 2023. “Out members are the backbone of UPS, and they are the reason this corporation hauled in more than $100 billion in revenue just last year. It’s time for UPS to pay up.” -Teamsters General Secretary-Treasurer Fred Zuckerman.

Timber Hill teeing up new IOS development in suburban Chicago. Timber Hill Group's request for zoning a warehouse and truck terminal was approved by the DuPage County Board's development committee. The proposed 47,100 SF warehouse and truck terminal would be operated by Mainfreight. In addition, the development would include a fully paved parking lot with 81 loading docks, 44 tractor parking stalls and 86 trailer parking spaces.

EV charging for IOS sites. California has mandated that medium and heavy-duty trucks in the state, which account for one-fifth of California’s greenhouse gas emissions, must be zero-emission by 2045. Electric vehicle charging (and heavy power) are now a requirement for IOS acquisitions and developments in CA. As of mid-2022, there were only 300 electric heavy-duty trucks in California out of a total of 1.8 million trucks on the road. “The road to get there will be littered with the corpses of businesses that no longer are going to be able to afford to do business in California,” said Matt Schrap, CEO of the Harbor Trucking Association, a trade organization that represents drayage fleets on the West Coast.
