NEWS ROUNDUP

I-95 was re-opened after just 12 days

I-95 welcomes back commuters. Congrats to the DOT and Pennsylvania, who reopened the burned-out section of I-95 in only (checks notes) twelve days. This is possibly a first for a public works project, completing it ahead of schedule (and budget?). Three lanes are now open in both directions, which will make life much easier for commuters as construction of a permanent replacement bridge continues. Governor Shapiro stated: “When we work together, we can get sh*t done here in Pennsylvania.” Indeed, sir.

Criterion snags a new IOS deal in NJ. Criterion purchased a 10-acre IOS site in Newark, NJ, and 8.5 acres is available for lease immediately. If interested, reach out to Cushman brokers: Torsten Thaler, Stephen Shoemaker, Jason Barton, and Tom Tucci.

Chelsea Mandel with Ascension put out a great piece on LinkedIn about the intricacies of underwriting IOS deals and the interplay with sale-leasebacks. Chelsea highlighted three recent Ascension deals, including an 11-property portfolio SLB, a combo manufacturing/IOS SLB in Pennsylvania, and a large industrial and outdoor storage SLB in Mississippi.

Port of LA budget approved

$2 billion budget approved for Port of LA. The Los Angeles Board of Harbor Commissioners has given a $2 billion budget to the Port of Los Angeles for FY 2023/24 for strengthening infrastructure, bringing sustainability, and driving decarbonization. After an overall slowdown in global cargo, this plan anticipates a modest recovery by a 5.1% increase in cargo volumes, an 8.6% increase in operational revenue, 73.3% in shipping revenue and 15.1% in rentals. The port is requiring drayage trucks to go green in the next few years, which will dramatically increase the need for local IOS deals with heavy power. More on that story to come.
