NEWS ROUNDUP
ACQUISITION: Ardent buys 3 acre IOS in Maryland for $2.19M. General contracting firm Ardent Co. has purchased 1300 Defense Highway in Gambrills, Maryland. The property includes a 2,640 SF office building and a 2-story 3,000 SF covered storage structure. The purchase price was $2.19 million. Matthew Curran and Andrew Meeder of MacKenzie Commercial Real Estate represented the seller in the deal.
ACQUISITION: DAUM brokers sale of 1.8 acre IOS in SoCal for $8.6M. DAUM Commercial Real Estate Services has brokered the sale of 760 Batavia Street in Orange, California. The 1.78 acre IOS property has 5 storage buildings and was sold to McPeek’s Chrysler Dodge Jeep Ram of Anaheim for $8.6 million. Mike Barreiro, Dennis Holt, and Devin Ray of DAUM represented the seller. Mitch Wright of Bob Wright Industrial Properties represented the buyer.
UPDATE: On March 8, we reported on the sale of 5119 W. Bethany Home Road in Glendale, Arizona. The 3.25 acre IOS yard sold for $3.3 million in a deal brokered by Citywide Commercial. We now know that Max Schumacher of Rein & Grossoehme represented the seller in the deal.
LEASE SIGNED: Davidson Bogel and Bradford Commercial lease a 7.6 acre IOS in Dallas, TX. Martin Grossman and David Guinn of Davidson Bogel repped the landlord, Ambient Capital Partners, in leasing 5956 W. Jefferson Boulevard in Dallas, Texas. Chris Wong of Bradford Commercial represented the tenant, Xtra Lease. The 7.6 acre IOS property includes 9,559 SF of indoor space.
LEASE SIGNED: Colliers leases 6.7 acre IOS in Indianapolis. A Colliers team led by Korey Ryan represented the landlord in leasing 4600 Bluff Road in Indianapolis, Indiana. The 6.7 acre IOS property is fully fenced. The new tenant is McKinney Trailer Rentals.

Waiting to see how this all shakes out. Banks are extending office loans by the truck-load. I see office vacancies all over my suburban market (Raleigh). Companies are torn between demanding attendance and losing workers to more permissive competitors. The type A’s wear office attendance like a badge of honor. Working parents (now at management age), appreciate the flexibility. Younger employees who need mentorship are adrift and lonely in a WFH environment.
