LEASES SIGNED: Zenith signs two IOS leases in Clearwater. Trailer manufacturer GT Express is taking a 26,940 SF space with 1 acre of outdoor storage. Construction supply company, White Cap, is leasing a 20,000 SF space and 1.5 acres of outdoor storage space. Pat Kelly and Brad Hutton with Franklin Street repped Zenith, Matthew Alexander repped GT Express, and Trey Carswell and Sam Arthur of Cushman & Wakefield repped White Cap. Zenith bought 30-acre site with seven warehouse buildings in 2022 for $27.5 million.
RENOVATION: Dayton Street finishes 3.94 acre ISF in Melrose Park, IL. DSP completed the development of a 32,368 SF truck maintenance facility with 10 bays, 4 docks, 27 trailer spots, 23 car spots, high bay warehouse, and fully fencing and lighting. FREIGHT: Laredo edges out LA for #1 freight gateway. For the seventh-straight month, Laredo is king of the international trade gateways. Port of LA and Chicago O’Hare were #2 and #3. “Truckload demand has nearly doubled out of the border town Texas markets of Laredo and McAllen since 2018.” -Zach Strickland, Freightwaves
EV TRUCKS: California Trucking Association sues to stop EV truck rollout. The CTA argues that California exceeded its authority in creating the Advanced Clean Fleets rule. The rule mandates a phase-out of internal combustion engines (ICE) in trucks by 2040. But on a more pressing timeline, no ICE-powered trucks could be added to the state’s drayage registry after Jan. 1, 2024; they must be zero-emission vehicles (ZEVs).
ACQUISITION: Midloch-ATLAS JV buys two assets in metro Phoenix. A joint venture between Midloch Investment Partners and ATLAS acquired two industrial buildings with additional IOS acreage in Gilbert, AZ. One 36,326 SF facility is leased to Gannett Co, and the other 25,220 SF building is occupied by four tenants. The outdoor storage yards were leased to two additional tenants.
