NEWS ROUNDUP

  1. CLOSING: Dayton Street Partners closes a 9-acre IOS dev site in San Diego. “Upon completion, this strategically located in‐fill site will offer fully improved trailer parking and outside storage at one of the most supplied constrained borders in the United States.” -Howard Wedren, founder and managing principal of Dayton Street.   2. CLOSING: 9606-Acies acquires Jacksonville IOS and completes ESG renovation. The team bought the 20-acre property off-market and secured a 10 year lease from Meridian Waste Management. ”To further its commitment to environmental, social, and governance (ESG) principles, the property was paved using recycled concrete, a pervious substance that allows water to flow through.”

  3. Emerging IOS markets are gaining traction. “Real estate costs in terms of the whole supply chain are still only about 7 to 10%, whereas transportation or labor are the 30 to 50%. So being able to find a more affordable real estate option, proximate to a good labor force or being well located for transportation is definitely going to be a big factor among those emerging markets.” -Jennifer Olsen-Suhr, CBRE

  4. The rise of alternative CRE niches, led by IOS. In a Green Street report on the sector, authors Vince Tibone and Jessica Zheng highlighted the “approximately zero net new supply of IOS sites near logistics nodes [and] demand and rent growth for well-located IOS” and predicted these dynamics “should remain robust over time.”
