Colliers reps Alterra on IOS buy in Charlotte. Alterra Properties closed on a 2.69-acre IOS at 4150 Pebble St in Charlotte, NC. The property features an 11,280 SF building with ML-2 Zoning. Justin Smith and Greg Gosselin of Colliers represented Alterra. Congrats to all!
Industrial rents and vacancy still surging (CBRE). The average asking rent stood at $10.06 per square foot, up 9.9% on an annual basis while vacancy in the second quarter was at 3.7%, up 30 basis points from the previous quarter.
West Coast port workers ready to vote on a new labor agreement. “The contract is the single biggest factor to reverse the dramatic shift toward the East and Gulf Coast,” said Paul Bingham of S&P Global, adding “that not all of that lost cargo will return in full.”
Small town IOS site trades hands. Great American Landscapes purchases an 11.5-acre Clarksburg site in Maryland for $5.3 million, intending to utilize it for storage and office space. "The industrial outdoor storage asset class has become so popular of late that it now has its own name," Adam Nachlas, SIOR at MacKenzie Commercial Real Estate Services. Indeed it does.
Estes sets floor bid for Yellow truck terminal assets at $130,000 per dock door. "We do still intend to seek the highest or otherwise best offer for all of the debtor's assets, including the terminals, but are pleased that with the Estes bid in hand, nearly all of the pre-petition secured capital structure is covered by those contemplated proceeds," said Yellow attorney Allyson Smith.
