FUNDING: Alterra IOS secures $343.6M loan to expand national footprint. Alterra IOS has closed a $343.6M loan facility arranged by Truist Financial Corp and Bank of Montreal, backed by 64 IOS sites across 22 states. The properties total 580 usable acres in markets including Atlanta, Chicago, Dallas-Fort Worth, and Houston. The deal, part of Alterra IOS Venture II, brings the firm’s total institutional financing to over $1.5B. Chad Orcutt of JLL Capital Markets advised on the transaction. The Alterra deal team included Scott Whittle and Kate Mooney, while the BMO team was led by Kim Liautaud and Marty Kearney, and the Truist team was led by Nadia Mahmoud.

ACQUISITION: Imperium Capital buys 1.25 acre IOS in Fort Myers, FL for $1.5M. Imperium Capital has acquired 4720 Laredo Avenue in Fort Myers, Florida. The property features a 5,200 SF truck repair facility and neighbors 4750 Laredo Avenue, which Imperium acquired in August 2024. The Imperium deal team was led by Thomas Mammolito.

ACQUISITION: Transport Properties buys 7.17 acre IOS in Chicagoland. Transport Properties has acquired 1445 Oakton Street in Elk Grove Village, Illinois. The property features 24,250 SF of office and repair space. Timothy McCahill and Joe Feeney led the Transport Properties deal team. Jason Shibata and Brian Silverman with JBS Commercial Real Estate facilitated the sale. Chris Nelson with Lee & Associates of Illinois is currently marketing the property for lease.

DISPOSITION: NAI Alliance sells 5 acre IOS in Reno, NV metro area. NAI Alliance has facilitated the sale of 130 East Sydney Drive in Sparks, Nevada. The property is located in the Tahoe Reno Industrial Center. Brian Armon, Anthony Machabee, Derek Carroll, and Mason La Fond with NAI Alliance represented the seller in the transaction. Travis Hansen with Dickson Commercial Group represented the buyer.

UPDATE: In our July 14 issue, we mentioned the sale of 913 Commerce Circle in Hanahan, South Carolina. Jon-Michael Brock, Alex Whittemore, and Thomas Buist with Lee & Associates facilitated the off-market transaction. We now know that the buyer was Catalyst Investment Partners, led by Brandon Johnson and Kyle Earley.

LEASE SIGNED: NAI Shames Makovsky leases 31K SF IOS in Denver, CO. NAI Shames Makovsky has facilitated the leasing of 1127 West 46th Avenue in Denver, Colorado. The property features a 3,000 SF warehouse. Solomon Stark led the NAI Shames Makovsky deal team.
