ACQUISITION: Inland Pacific closes 2.5 acre IOS in San Diego area for $9.5M. Inland Pacific has facilitated the sale of 1324-1336 Magnolia Avenue in El Cajon, California. The property features 4 buildings totaling 10,500 SF. Aidan James with Inland Pacific represented the buyer in the transaction. Cameron Czubernat and Kerry Schimpf with Commercial Properties Group represented the seller.

DISPOSITION: Stream Realty Partners sells 8.7 acre IOS in DFW metro area. Stream Realty Partners has facilitated the sale of 7321 East Kennedale Parkway in West Arlington, Texas. The property features a 16,000 SF industrial facility. Alex Keeton with Stream represented the seller, CanTex Capital, in the transaction. The buyer was Outour Storage Investments.

ACQUISITION: DAUM brokers sale of 4.48 acre IOS in Inland Empire of CA. DAUM has facilitated the sale of 19754 Wilson Street in Bloomington, California. The property features a fully entitled truck and trailer storage facility. Ian Grossman and Zach Boebel with DAUM represented the buyer in the transaction. Cody Wolf and Mark Schafer, also with DAUM, represented the buyer. Carly Whitney with Business Finance Capital, Jennifer Tran with First American Title, and Trevor Noel with Harvest Small Business Finance assisted in the deal.

ACQUISITION: Ohio Equities brokers sale of 5.39 acre IOS in Columbus area. NAI Ohio Equities has facilitated the sale of 225 Business Center Drive in Blacklick, Ohio. The low-coverage property features a 30,000 SF industrial building. Simon Kroos with NAI Ohio Equities represented the buyer, Flywheel Industrial Partners, in the off-market transaction. The Flywheel deal team was led by Tom Hollins.
UPDATE: In Monday’s issue of IOS List, we mentioned Triten’s acquisition of 1503 Industrial Drive in Missouri City and 12202 Cutten Road in Northwest Houston, Texas. The portfolio totals 25 acres. We now know that Guillermo De Nicolas, Gustavo Velez, and Hector Delgado with Panther Capital Group, together with Bang Realty, represented both the buyer and the seller in the transaction.

LEASE SIGNED: Metz Industrial Group leases 1 acre IOS in Hamilton, NJ. The Metz Industrial Group (MIG) of Bussel Realty Corp. has facilitated the leasing of 35 Industrial Drive in Hamilton, New Jersey. The property is owned by MLB Properties. Jordan Metz, Benito Abbate, and James Friel with MIG represented the tenant, Mayor Logistics LLC.
