ACQUISITION: CBRE sells 18.3 acre distribution center with IOS in Laredo, TX. The CBRE National Partners South Central Team has facilitated the sale of the North Laredo Logistics Center at 15241 Fatima Drive in Laredo, Texas. The low-coverage property features a 250,000 SF facility. The CBRE deal team included Elliott Dow, Randy Baird, Jonathan Bryan, Ryan Thornton, Nathan Wynne, Eliza Bachhuber, Colleen Fazio, Basel Bataineh, Emma Lentzy, and William Berg.
ACQUISITION: Catalyst buys 3.6 acre IOS in Morrisville, PA. Catalyst Investment Partners has acquired 1501 South Pennsylvania Avenue in Morrisville, Pennsylvania. The property includes a 10,400 SF service facility with 6 drive-through doors. The Catalyst deal team included Patrick Mullen and Connor Brophy.
DISPOSITION: Matthews brokers 1.27 acre IOS in Miami metro area for $2.75M. Matthews RE Investment Services has facilitated the sale of 140 Commerce Road in Boynton Beach, Florida, a Miami suburb. The low-coverage property features a 4,500 SF warehouse. The Matthews deal team of Tony Anthony and Harrison Auerbach represented the seller, Frank Marino.
UPDATE: In the October 14 edition of IOSList, we mentioned Alterra’s purchase of 3 IOS sites in the Chicago, Illinois, area totaling 14 usable acres. We now know that Alterra paid $6 million for 2201 East Higgins Road in Elk Grove Village, $6 million for 22634 South Frontage Road East, and $4.5 million for 300 West Chicago Avenue. The Alterra deal team included Parker Pearson, James Freeman, and Mark Gannon.
LEASE SIGNED: Colliers leases 5.44 acre IOS in Brighton, CO for Zenith. Colliers has facilitated the lease of 5.44 acres at 13505 East 112th Avenue in Brighton, Colorado. The Colliers deal team of T.J. Smith, Nick Rice, and Nicholas Nasharr represented the owner, Zenith IOS. Peter Beugg with Stream Realty Partners represented the tenant, a national landscape supplier.
