Freight waves CEO interview

No significant rise for freight demand in 2023. In a webinar, Craig Fuller, CEO and founder of FreightWaves, stated that there is no significant rise in demand for freight capacity in 2023. Even though the National Truckload Index (NTI.USA) spot rate is slowly growing, it will not continue to rise for the rest of the year. As per the National Truckload Index, spot rates show $2.21 per mile; however, Linehaul spot prices (NTIL.USA) are around $1.59 per mile. The driver's pay, maintenance, and equipment costs have increased by as much as 30 cents per mile since 2019.

Alterra Group secures pair of East Bay IOS assets. Alterra Property Group purchased a pair of East Bay IOS properties for $20 million. It also purchased properties from Los Angeles-based Overton Moore for $11.07 million and $8.68 million. The properties are at 1189 58th Ave in Oakland and 100 Orchard Ave. in Hayward. Alterra IOS manages around $2.5 billion in assets and bought $850 million in 2022.

Bridge Industrial's prime asset acquisitions in Northern NJ. Bridge Industrial purchased the 115,000-square-foot ISF in Linden, N.J., via Blau & Berg Co. It is located on a 9-acre lot at 525 W. Linden Ave. The property includes 19-foot clear heights, one dock-high loading door, 7,500 SF office component, 19 grade-level drive-in doors, and a 5-acre parking area and outdoor storage. The property has easy access to Interstates 9, 278 and 95 and is close to Newark Liberty International Airport, Port Elizabeth and Red Hook Terminal.

Apricus Realty Capital announces its latest acquisition, a fully-occupied 9-acre truck trailer storage and maintenance facility in Dallas. Located at 11801 CF Hawn, the site is conveniently accessible via Highways 175, I-20, I-45, and I-635, and is 14 miles from Downtown. The property offers over 200 truck/trailer spaces with 24/7 automatic gate access and is fully secured by electric and barbed wire fences, as well as onsite security personnel. Additionally, a 12,950-square-foot facility providing truck maintenance and repairs complements the fully lit parking area. The convenient ingress and egress off CF Hawn Freeway make this an ideal location for truck parking. For new acquisitions, Apricus is targeting $2 to $15 million IOS sites in the major Texas markets.
