If you were a bit sporty with your taxes, breathe easy.
IOS facilities gaining popularity in DFW Metroplex. Dallas-based Bradford Commercial Real Estate recently sold an IOS Property at 11801 C F Hawn Fwy. The site contains a security guard booth, an electric fence, and a 12,950-square-foot maintenance repair facility on 9.04 acres. It is a sale-leaseback between two major tenants, Semi-Stow & Truck Depot and the site will be used for truck maintenance garages, storage lots, and other equipment rental services.
LA industrial rents on a tear. Despite headwinds with the Port of Los Angeles and negative net absorption of -2.6M SF of industrial space, the LA industrial market is still booming. The industrial vacancy rates for Los Angeles grew slightly to 1.3% and availability at 3.6% in Q1. CBRE is forecasting rent growth of 4.6% on average for each year through 2028 as occupancy remains near 99%. Rate hikes have caused transaction volumes to plummet, down 75% in greater LA in the first quarter.
Realterm in wooden shoes and windmills. Realterm recently closed Marco Poloweg 10, an 18,376-square-meter IOS facility in Venlo, Netherlands. It has a 3,229 square meter building with 18% site coverage and four maintenance bays. This purchase expanded Realtermâs European IOS portfolio to âŹ250M. The fully-leased facility serves parking for heavy vehicles. The site is convenient to A67 and A73 roads connecting Dusseldorf, Amsterdam, Rotterdam, and Antwerp ports. After their recent portfolio recap of $532 million, it seems that Realterm only pursues deals with lots of commas.
Transport Properties is making moves in the midwest. Transport Properties closed on a 35-acre IOS site at 3455 Alum Creek Drive in Columbus, OH. It has space to park more than 1300 trailers and containers along with terminals for trucks and maintenance facilities. Please reach out to Casey Cunningham for any lease inquiries.
